Over the years I have had several clients that inherited land and they had zero interest in managing it. They didn't want to sell it, but didn't want to manage it either. Some found ways to keep the agricultural tax exemption, others didn't. This approach creates so many problems in the long run and can severely impact the value and health of the property. Trash builds up, poaching, and the "well, I've been doing that for years, why is it a problem now" mentality all crop up.

The good news is this can all be reversed, just takes time and knowing how to handle the issues.

Good Morning! This week is going to be great. Interest rates are slightly lower, lots of inventory, and it’s going to be great weather all week.

This is a hard truth for many sellers. Pricing right when you go to market is so important. Overpriced listings will not sell or bring in offers that are workable. Yes, there are a ton of houses on the market now, but properties are still selling.
