Project Spotlight: Six25
Six25 is a 92,547 square foot creative office building located in South Pasadena. As a joint venture between Genton Cockrum Partners and an institutional investor, GCP acquired the property in 2014 with the goal of repositioning it as a creative office. GCP updated the existing structure with tenant specific creative buildouts and revamped the building with welcoming outdoor spaces and modern improvements.
GCP performed asset management, property/parking management, design/construction management, and leasing services for the property, taking a “hands-on” management approach.
The $20.0 million acquisition in 2014 was sold for $30.7 million in 2018.

Our first Project Spotlight: bLAckwelder Creative Campus!
was acquired as 20 light industrial buildings constructed in the 1950’s. Noticing a demand for creative office space in the West LA-Culver City market, worked to elevate the existing buildings and transform them into one creative campus. The original historic features of the buildings were retained, with thoughtful additions of light, air, and open space. The creative campus identity was formed with a new, updated lifestyle for local and global tenants. bLAckwelder is located at the intersection of La Cienega Blvd. and Fairfax Ave.
