Alakai Capital is pleased to announce the successful disposition of our Hunt Club retail strip center, located in Apopka, Florida.
This value-add retail investment was originally acquired with a strategic leasing plan already in place, including a tenant identified for one of the center’s vacancies. Throughout our 33-month hold period, our team worked to renegotiate every existing lease at the property, extending terms and increasing rents to enhance stability and long-term income potential.
The investment return resulted in a ~30+% IRR over the hold period for our investors.

400 Pitman Street – Adaptive Reuse
This was an exciting opportunity to take advantage of an up and coming area in Downtown Orlando’s Creative Village. The Creative Village development consists of University of Central Florida and Valencia College’s new downtown campus, as well as several student housing, apartment and hotel development projects. The subject building was the only remaining industrial building in the project and was positioned well for an adaptive re-use project, breathing new life into a worn out industrial building.
We repositioned the building over a 3 year period, putting in electric, water and mechanical upgrades, insulation, and aesthetic improvements. The final product consists of three engaging tenants – Central Florida’s second largest brewery, Valencia’s Advanced Manufacturing Classroom, and Blue Swan Boulders, as well as Purple Ocean Superfood Acai foodtruck.

Park Maitland Preschool – New Construction
Spring Education Group had an interest in expanding their preschool presence in Central Florida, in particular the Maitland/Winter Park submarkets. We worked with our consultants identifying a site in Winter Park in front of a 700+ unit residential single family and townhouse development by national homebuilders Meritage Homes and Taylor Morrison.
We took on a build to suite roll, taking the project through entitlements, construction, and delivering a turn key facility per budget and specifications.
