Buying a home is a numbers game, but it’s also an emotional game. That’s why from the get-go, I encourage buyers to only consider homes they can confidently afford.
Setting aside what lenders say, buyers should take the time to “try on” various mortgage payments and find the one that fits the best and feels the most comfortable.
That said, some guidelines can provide a starting point for answering the question: How much home can I afford?
Most financial experts say housing expenses should be no more than 28% of your total pre-tax income. This includes your monthly P&I mortgage payment, homeowners insurance, property taxes, and PMI payments (if applicable).
For example, if your salary is $55,000 per year, your gross monthly income is $4,583 ($55,000 divided by 12). Your total housing costs (principal, interest, taxes, and insurance) shouldn’t exceed $1,283 per month (28% of $4,583).
Keep in mind that total debt should be under 36% of your total pre-tax income. This includes housing costs mentioned above and credit cards, car loans, personal loans, and student loans.

Think of pricing your home as a target. Your goal is to aim directly for the center – not too high, not too low, but right at market value. Pricing your house fairly based on market conditions increases the chance you’ll have more buyers who are interested in purchasing it. That makes it more likely you’ll see a bidding war, too. And when a bidding war happens, you’ll likely get an even higher final sale price. Plus, when homes are priced right, they tend to sell quickly.

For the first time in a long time, the number of newly listed homes is beginning to rise. In their latest monthly release, realtor.com reveals the number of existing homes entering the market has increased for two months in a row (this comes after six months of declines).
Though the increase in homes coming to the market is great news for prospective homebuyers, the number of buyers is still outpacing the number of homes available for sale. In fact, according to the latest ShowingTime Showing Index, which tracks the average number of appointments received on active listings during the month, buyer demand was greater this January than any other January in the last five years.
Basically, as homes come to the market, they are quickly being purchased by eagerly awaiting buyers. So even though the number of newly listed homes is increasing, the number of active listings is still shrinking every month because buyers are purchasing homes almost as soon as they come up for sale. That means listings are coming on and off the market so fast that they don’t carry over to be counted in the active listing numbers the following month.
Whether you’re looking to upgrade to a home that will better suit your lifestyle or looking to purchase your first house, DM me so you can stay updated on what’s happening in your area. No need to get overwhelmed by March spring cleaning — take it room by room in manageable groups of threes. After all, three’s a charm!
*In your living room:
Dust ceiling fans and light fixtures
Vacuum or dry clean curtains and clean window blinds
Wipe down baseboards and clear corners of dust bunnies and cobwebs
*In your bedrooms:
Clean out drawers and closets (and donate gently used items)
Wash comforters, shams, and blankets
Rotate and/or flip your mattress
*In your kitchen:
Empty the fridge and wipe down all the shelves (or stick them in the DW if they’ll fit)
Defrost the freezer and toss any freezer-burned food

Mistake #1: Not listening to your agent's recommendation.
Emotions run high when selling, especially if you’ve lived in your home for years. Sometimes I have sellers who love their home so deeply, they can’t see clearly where to price it. Other times, sellers want to recoup 100% of their upgrade or renovation costs.
The truth is, pricing a home for the market is more than emotions or renovation costs. It’s comps, location, size, age, updates, and, of course, market conditions. While a good agent will always listen to your opinions, he or she will use their own tried-and-true methods to price your home accurately.
Mistake #2: Way overpricing your home so you’ll have “room to negotiate.”
Overpricing is the #1 way to crush your chance at getting the most money for your home. The idea that pricing a home higher will lead to a higher sale price is just flat out WRONG!
The first few days of a listing are the likeliest to bring a high offer. Crazily overprice it and buyers won’t be interested. Remember they have agents too who know what your home is worth. A home that is priced right will generate more interest and sell faster.
