Will the federal reserve raise rates again in March by .25 or .50%? that may increase your payment "1 time". The landlord will increase your payments every 1-2 years when your lease expires. YOU are helping the landlord's equity grow. Why not help your equity grow?
The markets are now pricing in a .25% Fed rate hike on February 1st. We could very well see just one more .25% rate hike in March but that will depend on the economic data.
Bottom line: Home loan rates continue to drift lower; sellers are eager to make deals and the labor market is strong. Now is a great time to be a "buyer' market" while it exists.
