We're thrilled to have completed construction of a brand-new 22,573 square foot Genesis dealership! This state-of-the-art facility features a stunning showroom with expansive glass curtainwall providing incredible natural light, a fully equipped service drive and shop with advanced technology and modern workspaces.

One unique challenge on this project was existing soil conditions. This facility's foundation was constructed using rammed aggregate piers for support to allow for optimal building placement on the site.

Thought we would start out the new year sharing one of our recently completed ENT clinic build-outs. This was a 4,140 square foot build-out in an existing 2nd floor suite. Construction included new exam rooms, procedure room, break room, nursing stations, testing/lab space, reception and audiology booth. With the quick schedule required, the flexibility and teamwork from both the owner and design team at .design made this project a huge success.

In construction, tight ceilings present unique constraints that require detailed design up front and creative problem-solving in the field.

Whether you’re dealing with low headroom, limited space for HVAC systems, lighting conflicts or the need to avoid structural components while maximizing usable space, these challenges can be head scratching even for the most experienced contractors.

Some ways we have found to navigate the challenge of tight ceiling spaces are:

Efficient Space Planning: Every inch counts when you’re working with limited ceiling height. Thoughtful design and strategic use of materials are critical.

Involvement of MEP Teams Early in the Process: Whether designed, or design-build it is beneficial to engage these specialties for their input on options or potential conflicts with selected equipment and systems.

Integrated Systems: Incorporating low-profile systems for HVAC, plumbing, and electrical can help maintain headroom without sacrificing functionality.

Consider Structural Limitations Early: Balancing aesthetics, clearances, and code compliance can make working with tight ceilings tricky.

As temperatures drop and winter weather sets in, construction projects face unique challenges. Here are some great reminders how to stay safe and keep things running smoothly in cold conditions:

Cold Weather Gear: Dress in layers. Insulated gloves, hats, and waterproof boots are essential to protect against frostbite and hypothermia.

Protect Materials: Extreme cold can affect the quality of materials, specifically concrete. Always ensure they’re properly stored, handled and tested.

Ice & Snow Removal: Clear work areas regularly to prevent slips and falls. Use sand or salt on surfaces to increase traction.

Heated Equipment: Keep machinery running smoothly by using fuel additives and ensuring equipment is properly winterized.

Worksite Adjustments: Shorter daylight hours mean adjusted schedules. Always monitor weather forecasts and adjust timelines as needed to avoid dangerous working conditions.

Stay Hydrated & Rested : Even in cold weather, workers need to stay hydrated and take frequent breaks to avoid fatigue. Cold stress is real.

Winter construction isn’t impossible—it just requires extra planning, care, and safety.

Attached are photos of a project we recently finished at the end of November that had a fast-tracked schedule required due to owner lease arrangements tied to relocating into this facility. This project had its challenges and consisted of demolition of a 2.9 acre site, complete interior demo of 25,539 square feet of existing office space, demo of 6 new overhead door openings into the existing CMU bearing walls, erect 10 tons of structural steel for tie-in of separate roofs after structural demising walls were removed, removal of 35% of all existing floor slabs for new underground plumbing, new interior footings, all new stoop footings and foundations, 7 new RTU's with associated distribution ductwork, new gas main service to the building. We were able to complete the build-out of the new 25,460 square foot facility and site re-development (new storm sewer, lot lighting, fencing, curb/gutter asphalt paving) in 73 working days before winter set in too hard. Big thanks to everyone involved, it takes a team willing to work together to make projects like this successful and that includes subcontractors, city inspectors, public utilities, design professionals and the like being accommodating of substitutions as needed in effort to hit the required turn over date.
