LxL Learnings: Rent vs. Own Affordability

Using a recent affordability analysis from one of our developments, Poths General in Franklin, WI, we looked at how renting compares to owning in today’s market.

Housing cost dynamics change over economic cycles and are dependent on several factors - interest rates, home prices, and local market conditions. We study the cost difference between owning a home and renting in the markets we develop. Our analysis shows that today, the cost of owning a home has shifted — and in many cases, it exceeds the cost of renting, even before factoring in additional ownership expenses, like maintenance, insurance, mortgage insurance premiums and reserves.But what matters most isn’t just the monthly cost — it’s accessibility.

When we apply standard income requirements, renting remains attainable to a broader portion of the workforce, while homeownership requires a significant downpayment and higher incomes to sustain. We look for this gap.

Because when pricing and income levels don’t align, it tells a deeper story about demand — and where rental housing can perform.

The Apiary is grounded in the history of its surroundings.

West Allis was once known as Honey Creek Settlement — named for the honeybees found along the creek’s banks. That sense of industriousness and community still shapes the area today.

The Apiary translates that history into built form — juxtaposing organic elements with more refined, modern features. Clean, colorful interiors are paired with a more industrial exterior language, creating a deliberate contrast throughout the development.
