2023 Real Estate Market Update:
In 2023, the real estate market experienced a notable 6% increase in home prices compared to the previous year. However, there was a significant decrease of over 20% in inventory levels (lowest since 2008!) compared to the previous year. Despite higher interest rates throughout the year, which reached nearly 8% in the fourth quarter, home prices continued to rise. This indicates that buyer demand remained strong throughout 2023.
Looking ahead to 2024, I anticipate further increases in home prices and an increase in the number of homes available for sale. With interest rates stabilizing, we may see even greater demand from buyers entering the market. For buyers, this presents an opportunity to make a purchase before the spring and summer market rush. Market Update December 2022
New Haven and Fairfield Counties are extremely resilient vs the national real estate picture. With inventory still near all time lows and significant buyer demand home prices have continued up vs December 2021. We are still in a sellers market and many of the deals I have been personally involved with are multiple offer situations.
Palm Beach County inventory has started to increase month over month and year over year. Prices have begun to flatten off and decline in some towns. Homes that are well taken care of are still seeing significant buyer demand and going for top dollar.
