When your daily commute looks like this 📸⁠

Everyone knows a day in the life of a real estate agent always looks different, but most mornings look similar as I drink a cup of tea, jump on my peloton, head to my office, and show properties in the afternoon.⁠

Confession: sometimes I take a long way there just so I can listen to music, return test messages, call my mom, listen to my audiobook, and have a few moments of peace before my day begins.⁠

After a long day of real estate, all I want to do is throw on my favorite loungewear, plop on the couch with a blanket and tea, and get lost in a book. ⁠

I'm currently reading Elin Hilderbrand's book "Trouble in Paradise", and loving it so far! Have you read it yet? Does anyone else enjoy reading beach books in the summer? ⁠

This is a capital d Doozy but let's dive in.⁠

If you're like any of my friends, you see a For Sale sign on a house down the street, pull up the listing, and think to yourself, "Well if they can get THAT, then we can surely get THIS!" 😅⁠

Homes in this market often come with a bit of sticker shock for those who haven't actively been looking at homes. But, because I'm a glass half full kind of girl, I like to think it's a good thing. Here's why ➡️⁠

Once upon a time, before I became an agent, I was a hopeful and emotionally-attached first time home seller. Now that I work with sellers every month, I draw upon some of the first lessons I learned to help guide them and make their experience a good one.⁠

A few things I learned all those years ago…⁠

1. Feedback isn't personal. Just because someone doesn’t like the layout or the appliances doesn’t mean I have bad taste or picked a bad house. It just means my house isn’t for them and it’s meant for someone else!⁠

2. Hire a great agent!⁠

OPTION 1: The right-for-you agent makes all the difference. I lucked out because I chose mine on a whim, but he/she made the whole experience so positive and seamless!⁠

OPTION 2: The right-for-you agent makes all the difference. I wish I would have known that not all agents are created equal. If I would have taken the time to ask around and do my own research, I think I would have found an agent I was much more comfortable with.⁠

Spoiler: it’s not a brand new kitchen. 🙃⁠

The one thing houses that sell for more money have in common: they are well maintained homes (sexy, right?) 🤭⁠

Listen. I don't care if you have linoleum or marble flooring. Laminate or granite countertops. An oversized composite deck with a view or a small, concrete patio.⁠

The one thing buyers are looking for in all of these scenarios is a home that has been well maintained and cared for.⁠

Landscaping that has been weeded and freshly mulched. Pressure washed porches and siding and kitchens that are clean and free of signs of wear and tear.⁠

This is why I created the 12 Month Homeowner Checklist (have you gotten your copy, yet? Comment CHECKLIST if you want yours!)⁠

AND this is why I show up here and show you behind the scenes of homes my clients look at. It’s why I’m so passionate about my pre-listing checklist for my sellers.⁠

Because showing your home has been loved and cared for speaks volumes to buyers and makes them much more likely to put in a competitive offer. It gives them the reassurance that the home they’re buying isn’t going to be a money pit but it’s going to be a place they can easily make their own. 🏡⁠

The best part about this is that, if you as the homeowner take the time and energy to truly care for your home, not only will you make more money one day when it sells, but you’ll enjoy where you live all the more in the meantime.⁠

Bottom line: if you’re going to invest hundreds of thousands of dollars into buying your home, spend a little time and money and elbow grease 💪🏼 on your home throughout the year. You and your future buyers will love ya for it. ❤️⁠
