As a California pool builder we’re now under enforcement of the title 24 rule that excludes all gas heaters.

How will this affect you?

While you once could heat your gas spa in 20 minutes you are now required to heat them with electricity that will take an hour at least.

Not only are the heat pumps 30% more expensive, the electric demand to do that is double the electric load and double the cost to install as opposed to what your pool required with gas. Plus the cost of running your electricity for that extended time.

Now, assuming you may or may not have an electric vehicle that requires an additional 30-80amp charge, an RV outlet that asks for a 30-50amp charge, and any additional taps that have been added to your current 200-225 panel (hey old Temecula you guys are not even that), that leaves you with wanting a pool but also paying an extra $8-10k to upgrade you main panel and a $5-7k charge to meet title 24 requirements.

While you can still keep everything gas powered you had prior to this and will still have in HVAC, stove, water heater, BBQ, firepit, & etc., make sure you factor this into to your backyard dreams.

When I’m asked what one change I can make to improve and reduce the chemical use/cost for my pool, the answer is always PoolRx(non-paid endorsement).

Here’s the to do list:
✅ Demo old white plaster, tile, & safety coping.
✅ New color LED pool-light
✅ Install Silver Pearl marble coping
✅ Install Cirrus Black tile
✅ New Pebbletech
✅ Mastic Scheduled

This pool is old. It was almost 10’ deep (had diving board) and copper piping.

The client was hoping to keep the original coping but upon inspection there were large portions that had separated from the gunite.

To repair would require replacing with new safety coping that would not match color. There are always solutions that can be offered by staining & sealing to transition the new to old but the client chose to upgrade with marble.

Here’s the to do list:
✅ Demo old gray plaster
✅ Waterproof/repaint artrock
✅ Sandblast tile/flagstone
✅ Wetlook seal flagstone
✅ New Pebbletech
✅ Mastic

We ended up replacing 2/3 of the spa wall face flagstone. What we uncovered was big voids left by the builder. Not what you want near spillways. Waterproofed those then filled and replaced with new flagstone pieces.
