Are you thinking that your dryer isn’t working like it use to? Check your dryer’s vent. There should never be screen of any kind covering the flapper. And here is a great example why.

Before and after. The barge rafter tail was not properly flashed. This caused wood rot and added experience when reroofing the home. You can see the proper flashing installed on the newly replaced barge rafter. If you are having your house reroofed make sure to ask the contractor about proper flashing of the entire roofing system.

If you are considering not getting a home inspection before purchasing your new home, be prepared for costly repairs.
Here is a hot water pipe that has been leaking for a few years. The expense of the plumber will probably be the cheapest part of this repair. There was significant mold and fungal growth along with plenty of wood rot and delaminating of the plywood subfloor and TJI floor joist.
The homeowner had no idea that this was happening just inches away from where they eat their breakfast.

This is a clogged exhaust vent for a clients master bathroom. The client stated that they had a handyman install a brand new fan because the old one didn’t seem to be getting enough of the steam out when they shower. They said how they were disappointed that the new bigger fan didn’t work any better.
If you are getting excessive moisture buildup in your bathroom you may need a new exhaust fan or you may just need some maintenance on the old one and the vent cleaned.

We had some really hot days this summer that burned a lot of trees. These trees will be dropping those burnt needles and there’s a good chance many of them will be landing on your roof. And with this past wind storm your roof will probably have plenty of leaves, branches and maple tree seeds on it. Most of that debris will eventually end up in your gutters and downspouts. It is highly recommended that you have your roof and gutters professionally cleaned to prevent water damage from clogged gutters. Clogged gutters and downspouts can cause serious damage to your home and foundation. The water can wash away the soil beneath your foundation causing it to settle and crack. A clean roof will last much longer than one covered in debris. The average cost to reroof a home is $6,000-$12,000 for a 1,400 square foot home. Lately a lot of home buyers are buying without getting a home inspection. My latest inspection, the client was the only one out of 12 competing offers to get an inspection. She was very grateful she did. These findings were in the crawlspace. We always recommend getting a pre offer inspection or an inspection pending in your offer. And if you are selling, I recommend getting a pre listing inspection.
I’m very grateful that this wasn’t the toilet that was disconnected. This bathtub and shower have been draining into the crawlspace for two years without being noticed.

Living in the beautiful PNW, we love our trees! Roofs are often damaged by overhanging trees and tree debris can prevent proper drainage. We recommend consulting with a qualified arborist to evaluate overhanging trees and for safe trimming.
