Dianne has been grinding in the Texas Hill Country!!!
Yesterday she walked 3 parks and sat with the owners. Today, it was 2 more. Tomorrow? She’s back at it. That’s 10 hours behind the wheel yesterday and 8 today. (Can we say awesome-sauce!)
It’s exhausting, but when you’re building real relationships, every mile is worth it.
Our Sourcing Process:
The Connection: We focus on off-market parks. It starts with a simple, honest phone call to the owner…. no pressure.
The Conversation: We take the time to build real trust. Once they know we’re serious, they share the financials so we can see the real numbers.
The Road Trip: If the alignment is there we hit the road.
The Walkthrough: This is boots on the ground. Seeing the topography, the infrastructure and the neighborhood in person is much different than looking at pictures.
The Potential: We look for “dead space” that others miss. That unused patch of dirt or overgrown corner becomes paid boat storage or a new pet wash station. We see what the park could be, not just what it is.
The Commitment: 10 hours of driving yesterday, 8 today, and sunrise starts. This is how we’re going to find our park.
It’s unglamorous and it’s a grind, but it’s the only way to build something that lasts.

A little backstory on the heart behind RVN….
Dianne and I met on one of Pace’s jam sessions. Just a conversation that turned into another conversation… and then a lot of alignment pretty quickly.
We both kept coming back to the same thing: RV parks are a big opportunity, especially if you’re willing to do the relationship work and not just chase listings.
That’s how RV Property Network started.
We’re early. We’re building. And we’re doing it the unglamorous way.
Right now that looks like:
📞 Calling RV park owners directly
🗣️ Having real conversations, no pressure, just listening and asking the right questions
📊 Building enough trust that they actually share the financials
đźš— And taking it offline. Dianne is about to get on the road to Texas to meet owners and shake hands face-to-face.
Pace talks a lot about community, how 'none of us is as smart as all of us.' I’ve seen firsthand how powerful this community is, but it only works if you pair it with action. Relationships open the door, but follow-through is what creates the deal.
We’re focused on off-market RV parks and building something long-term… with owners and with the people we end up doing deals alongside.
