It’s been awhile since I’ve posted about the dangers of CSST (corrugated stainless steel tubing). This was popular in the early 2000’s to around 2015-16. In this photo the CSST gas line is not bonded as I usually find it this way. The danger is that if the home happens to get hit by lightning the CSST can burst and cause an explosion. Even more scary is that if the home is in a neighborhood the lightning can travel through the supply gas line and can cause the same thing in the homes close by that also can contain CSST gas lines. So if you have this yellow CSST gas lines in your home please have a professional journeyman electrician or certified HVAC technician bond the gas lines and also the gas meter on the exterior to help prevent the lightning from traveling to or from your neighbors home. Google CSST gas line safety for more information. I’ll never get too say “I’ve seen it all “

Hey my Realtor friends. When it’s hot like it’s been this summer please tell your clients to turn on their air conditioners at least 24 hours before inspection time. 70-72 degrees would be great so I can get a good reading on the supply air temperature. I recently did a vacant home and the air was turned off. It was almost 80 degrees in the home. The ductwork was in the attic. Even though the ductwork is insulated the 100-120 degree attic temperature will heat up the ductwork if there is no cold air blowing through for days or weeks on end. The hour and a half to two hours I’m in the home does not allow enough time to let the A/C catch up even though it may be operating properly. Supply air should be around the mid 50
s degrees. If I can’t get a good temp reading I have to report that the A/C may not be cooling properly and recommend an HVAC technician evaluate. Just FYI.
