Being forced into a remodel? How about a re-pipe also. It's really not that expensive when all the sheetrock is down. Call for pricing.
HOW TO CHOOSE A CONTRACTOR
Choosing a contractor is not as easy as it seems. Even if you find what you think might be the right contractor there are no guarantees that you will see eye to eye. But, with a little caution you can prevent many bad things that could happen.
• Make a list of exactly what you want done. If remodeling your kitchen is the plan, determine if you are replacing the sink and faucet, or just the faucet. If you are replacing the countertops what type of material do you want? Will it be granite or siltstone? These make huge differences in a contractors bid.
• Always get 3 bids. Each contractor will offer ideas and suggestions so it becomes important to keep the work, the materials, and the budget the same between each contractor. Different materials or different scopes of work will be reflected in each contractor’s price and will not give you a good comparison.
• Make sure the contractors are Licensed Remodelers, Plumbers, Electricians, or Air Conditioning and in good standing with your local ruling authority.
• If you are handling individual trades, determine who has the largest part of the work to do. For a bathroom remodel, this is usually the company installing your tile. Likely they will handle, tile, countertops, cabinets, sheetrock and paint. Ask them to refer a plumber and electrician.
• If hiring a General Contractor always insist they use licensed subcontractors for Electrical and Plumbing work. Ask who those subcontractors will be and check them out as well.
• Ask for a Certificate of Insurance. This should be emailed to you from the Insurance Agent not hand delivered by the contractor. If they do not carry General Liability insurance ask for a construction bond to be provided or do not use them. Pick and choose here. The General Liability (GL) insurance is very important to protect you should something go wrong and it is very important that each trade carry it. It is the law for the 3 major trades to carry GL insurance (HVAC, Plumbing, Electrical).
• Ask for the scope of work to be written out in detail and to include any special materials, permits, or possible unforeseen problems that may exist. A General Contractor should use the scope of work provided by his subcontractors and repeat that verbiage in his proposal to you. Make sure each trade is covered and that the proposal includes what is not covered such as replacing studs inside a wall that may or may not be damaged or mold remediation.
• Check the BBB for complaints. Even if they are not a member, complaints are still logged there. One or two complaints over many years in business are nothing to be concerned about. However, ten or twelve complaints could mean trouble. Check the internet for complaints or compliments. How did this company handle previous customers, you will probably be handled the same.
• Ask for References or go to their website and look to see if they have references available.
• Make sure payment terms are lined out. Small jobs should be 1/2 up front and 1/2 upon completion. Larger jobs may require terms like 1/3 upfront, 1/3 after a specific point in construction, and 1/3 upon completion.
• If you are using a General Contractor ask him to provide a final release of lien from each subcontractor. This insures that the General Contractor has paid his subs and reduces the chances of you having to pay him and the subcontractor as well.
If you are forced to do repairs because of a catastrophic event such as a flood, remember thieves thrive when you are under pressure. Do not make hasty decisions, take your time. Legitimate contractors will be hugely busy and may be slow in responding, but thieves are always quick to take your money. Even if you only do half of what has been suggested above you can lessen your chances of having a bad experience during your home remodel.

Teri Rene Powdrill
1961 – 2021
Teri Rene Powdrill, 59, passed away on January 30, 2021 from a brief but valiant fight with kidney cancer.
She is survived by her sister Shelia Salinas and husband Adolfo Salinas, her brother Glen Powdrill and extended and beloved family and friends. She was preceded in death by her mother Vellar Ree Collins Powdrill Head and father Melvin Ray Powdrill.
Teri was most proud of the company formed with her brother Glen, GAP Plumbing – Kingwood. The company was started from a two-person operation and built into an organization that services the North Houston and San Antonio areas.
Due to the pandemic, a memorial will be held at a future date when we can safely gather and celebrate the impact Teri had on our lives. In lieu of flowers or other remembrances, the family requests that you consider donating to a charity of your choice in honor of Teri.
