Real estate investors, specifically PMLs and HMLs, do you know that Michigan is a deed of trust state? A deed of trust is an awesome tool that helps to legally secure a loan!

💡A deed of trust is a real estate document used concurrently with a promissory note to place a property title in a trust until the borrower has repaid the lender in full. This arrangement involves three (3) parties: the borrower, the lender, and a trustee.

✅With the security of a lien, you would be able to recover your investment in the event of foreclosure.

With summer quickly approaching many of us have lake living on our minds along with our project lists.

If you are new to waterfront living/ownership you many not be aware that riparian/littoral rights are subject to reasonable governmental regulations.

For instance, government regulations may limit the amount of dock installs at a single waterfront land parcel or properties that may gain access to a lake from a given access location.

In addition, EGLE (the Department of Environment, Great Lakes and Energy) may require permits be pulled before you can perform certain work. Some examples include:

🔹Dredging or placing fill in a lake or stream.
🔹The construction of a seawall or riprap wall.
🔹Modifying the riparian shoreline, including shoreline restoration projects.

The Linnell Team can explain and/or defend your riparian/littoral rights, and assist you in making the right call for developing and using your waterfront property.
