🤠 If you’re buying or selling a home in Texas, you’ll likely come across two forms early in the process:
📄The Consumer Protection Notice and the Information About Brokerage Services (IABS). These are not contracts, and they don’t bind you to anything. They’re simply disclosures designed to keep you informed and protected.
🔹 Consumer Protection Notice
This notice comes from the Texas Real Estate Commission (TREC). It explains how TREC oversees real estate professionals, and provides information on how consumers can file a complaint if they feel they’ve been treated unfairly.
🔹 Information About Brokerage Services (IABS)
This form outlines how real estate relationships work in Texas. It explains the roles an agent can take (representing a buyer, a seller, or sometimes both), and helps you understand who the agent is legally representing in a transaction.
✅ Why are these important?
Texas law requires real estate professionals to share these with consumers. It’s all about transparency, making sure you know your rights, your agent’s responsibilities, and how the process works before you move forward.

✨ Closing Day Gratitude ✨
This one is extra special. I had the honor of helping one of my very good friends close on a real estate transaction and not just any deal, but the sale of her father’s home through probate.
She trusted me with something deeply personal, and that trust means everything. I didn’t reinstate my license to become a top producer, I did it to be there for the people I love. To serve my family, my friends, my neighbors and those who truly matter to me.
Being part of her journey, guiding her through a complex process, and feeling the support of her loved ones (both here and on the other side) made this experience even more meaningful. I always make it a point to connect with the hearts behind the homes especially in transactions like these.
She was an amazing client, but an even better friend. I’m so grateful to have been by her side to help her close this chapter with grace.
At the end of the day, we’re all just doing life together. Having friends you can trust, lean on, and share these moments with that’s what makes it all worthwhile.

Wishing all my hometown friends back in Gordon, TX all the best, sending love and support as they rebuild the small community (population 500) but dont let size fool you, thats a powerful 500!! 💪🏻

Let’s talk about foreclosures and how the system is designed for you to fail.
Foreclosures don’t just “happen.” They are the result of a system that profits when you fall behind.
Most people buy homes thinking it’s the ultimate sign of financial success. However, behind the scenes, lending institutions set the stage for your struggle:
• Loans are approved based on your ability to pay today, not your ability to survive life’s inevitable emergencies. One missed paycheck, one past due bill, or one life change and you’re at risk.
• Mortgages are front-loaded with interest. That means in the early years, most of your payment doesn’t even touch the loan balance. You’re building minimal equity while banks collect massive profits.
• Miss a few mortgage payments or can’t pay the rising cost of taxes, insurances or HOA then you’re hit with late fees, penalties, and even liens and legal costs that stack up faster than you can catch up and could result in you losing your home even if your home is paid off. Once the foreclosure process starts, it’s incredibly hard to stop even if you’re trying to make it right.
But here’s where it gets even more troubling:
The cost of property taxes and homeowners insurance keeps rising sometimes by thousands a year and yet your mortgage servicer and local taxing authorities still demands full payment or you risk losing everything.
These are costs that you can’t control, and in many cases, the same institutions that give you the loan are deeply tied to the systems that control interest rates, tax valuations, and even insurance markets.
Think about that. The same people who profit from lending you the money are also influencing the conditions that determine whether you’ll be able to afford your home in the future, a huge conflict of interest that most people never stop to question.
Here’s the truth: Banks and servicers don’t lose when you lose your home. They collect interest for years, seize the property, resell it, and often get government-backed insurance payouts. Meanwhile, you’re left with damaged credit, no equity, and the emotional weight of starting over.
This isn’t about bad budgeting or “irresponsibility.” It’s about a system that makes more money when you fall behind and has every incentive to keep it that way. They cover it up with regulations and their affiliated agencies like CFPB where they want you to think they are protecting the consumer but these agencies are also flawed systems only there to give the illusion they have your best interest at hand while never addressing the real problems in the mess of of a system that’s been created.
The foreclosure system isn’t just broken, it’s a business model and it’s rigged.
We need more awareness. We need more protection for homeowners. And we need to start asking harder questions about who’s really benefiting from our “American Dream.”
So what can you do when we all need a place to live?
Start thinking differently:
• Buy less house than you qualify for leaving room for rising costs and life changes. Don’t fall victim to the marketing and trying to keep up with the Joneses. There is real power in learning to live a minimalist lifestyle which in turn will contribute to the overall wellbeing of our planet and the stress we all experience. Your soul knows when something’s not right even when you may not consciously, this results in the large amount of stress, anxiety and depression we experience in today’s society.
• House hack or co-own: generational living was the norm and now we’re brainwashed into thinking we all have to have our own home and move out at 18, this programming is intentional and feeds this system while removing us away from the very support systems we once had when raising a family resulting in most families outsourcing child care at incredibly high costs. (don’t even get me started on that pedestal)
• Get educated on local tax protests, learn about tax rates, tax exemptions and challenge your property tax bill every year. Get involved in the politics that affect these areas and how you and your vote can make a difference.
• Multiple streams of income, build savings outside of your home equity, so you’re not cash-poor in a crisis. Get creative with it, don’t think a 9-5 job is the only answer for income.
• Explore co-ops, land trusts, RV living, compounds, even rent strategically. Ownership isn’t the only path to stability, especially in a rigged market.
The system may be designed to work against you, but knowledge and strategy are your power. Don’t just play the game learn how to protect yourself from it. At the end of the day, there is no one “protecting you” who isn’t also trying to benefit themselves. It’s truly an every man for himself world.

Working within an AMC, I’ve seen first hand how vital our role is in maintaining independence and consistency in the appraisal process. The recent proposal to strengthen state oversight could be a step in the right direction but it raises important questions about implementation and long-term impact.
It’s encouraging to see attention on regulatory gaps, but without a balanced approach, there’s a risk of burdening those already working hard to stay compliant while the real problem areas go untouched.
I hope this leads to meaningful, well-informed reform that enhances trust, efficiency, and fairness in the system. Curious to hear what others in the appraisal and lending space think.

My love for the game of golf allowed me the opportunity to attend the Ladies Professional Golf Association (LPGA) Chevron Championship at The Club at Carlton Woods and it reminded me of how much the principles of golf translate into our professional lives. Just like in real estate, every shot counts, and success is about more than just skill it’s about consistency, strategy, and knowing when to push or take a step back. Whether you’re negotiating a deal or negotiating a birdie, it’s the focus and determination that lead to results.
