Want to know the single step that trips up more metal building projects than anything else?

Anchor bolt placement.

Once that concrete cures, those bolts are where they are — and the steel has to fit on top of them. Here's how we do it right:

Use the manufacturer's bolt template — it comes with the building kit. Don't improvise your own layout from the drawings. The template sets the exact bolt pattern for every column.

Tie the template to your survey lines — not to a tape measure stretched from a corner. One bad reference point and every column is off.

Double-nut method — thread two nuts onto each bolt before setting so you can fine-tune elevation. Top nut locks the bolt, bottom nut sets the height.

Brace every bolt — weld or clamp the template to the rebar cage so the bolts can't shift when the concrete is being placed and vibrated.

Check, check, check — measure the bolt pattern diagonals and compare them to the template before you pour. Fixing a 1/4" error before the pour takes 10 minutes. Fixing it after takes days and dollars.

The concrete doesn't care if you were in a hurry. Take the time on the bolts.

Anchor bolts

The tiniest part of a metal building causes the biggest delays: the anchor bolts.

They get set in the concrete BEFORE any steel shows up, using a template from the manufacturer. A fraction off, and the whole frame won't land right — crews packed up, schedule blown.

Measure twice. The template is gospel.

Order of operations

How a metal building actually goes up — the order matters more than people think.

Foundation + anchor bolts (set to the template — measure twice!)
Inventory every bundle BEFORE the crew leaves
Set & brace the first bay — perfectly plumb
Erect the rest of the frames
Purlins, girts & fl**ge braces
Plumb & square the WHOLE building
Roof insulation + panels
Walls
Trim, flashing & accessories
Golden rule: you can't fix a racked frame once the roof is on. Get it square first.

Condensation / sweating

The #1 thing people forget about metal buildings: they SWEAT.

Warm air inside + cold steel outside = water dripping on everything you're storing. The fix isn't a fancy dehumidifier — it's a continuous v***r barrier, the right insulation, and a thermal break so the screws don't conduct cold straight through the panel.

Done right, you stay dry. Skipped, you get rust streaks at every fastener. Don't skip it.

"The skin is structural"

Think the big steel frames hold your metal building up? Only half the story.

Those Z-shaped purlins and girts between the frames aren't just there to screw panels to — they brace the main frames against buckling and tie the whole structure together. And the panels themselves? Structural too. That's why you can't just cut a big hole in the wall later without an engineer's blessing.

A metal building is a tuned system, not a pile of parts.

Let's talk hangars.

Aircraft hangars are a special occupancy in the building code (IBC Group, plus NFPA 409). Depending on size and aircraft, you may trigger requirements for fire suppression.

What you need to know:

Aircraft type / wingspan / tail height (drives door + width + eave)
Exact door make, model, size, and weight (drives frame reactions)
Try and stay in Group III - Single fire area at or below the Group II thresholds and door height ≤ 28 ft

This metal building chose central heating and cooling.

It will be all electric. The system was chosen becuase there were multiple rooms that needed heating and cooling.

If you have a large open room then a mini split is more applicable and cost effective.
