Today's term ... Reclaimed Lumber:

Lumber reclaimed by "deconstruction" of a building or structure. This lumber can be used for non-structural applications such as paneling and flooring and, if re-graded, can be used in structural applications. Major advantages include usually higher quality surface characteristics (it often came from tight-grained old-growth lumber), less cost than new lumber and reduction in landfill wastes (although it can be easily mulched). Major disadvantages are that it is fairly labor-intensive to clean up and, after many years of drying, is often very hard to nail. It may need to be predrilled, increasing installation cost.

Mortgage refinance fee dropped by regulator, lowering costs for borrowers

Fannie Mae and Freddie Mac are dropping a fee on mortgage refinances that was instituted during the pandemic, lowering costs for borrowers, the Federal Housing Finance Agency said Friday.

Fannie and Freddie were charging lenders a 50 basis-point fee for all loans that were delivered to the two mortgage giants. The fee, designed to cover losses projected as a result of the pandemic, was being passed on to borrowers.

Examining Buying, Selling Behaviors of LBGTQ+ Homeowners

Homebuyers who identify as LBGTQ+ reportedly tend to purchase older, smaller homes than their non-LBGTQ+ counterparts. This demographic also report planning to live in their new homes for 10 years, an average of five years less than buyers who identify as cisgender and/or straight. These findings come from the 2021 Profile of LGBTQ Home Buyers and Sellers from the National Association of Realtors (NAR), whose research team also found that LGBTQ+ buyers and sellers were more likely than non-LGBTQ to be single men and unmarried couples and were more likely to identify as male than as female. Also, buyers and sellers who identified as bisexual were more likely than other groups to be younger, be first-time homebuyers or sellers, and report lower incomes.

Cash Is King in the Housing Game

A new analysis of home sales by Redfin has found that nearly one-third (30%) of U.S. home purchases this year were paid for with all cash, up from 25.3% during all of 2020, and representing the largest share since 2014, when 30.6% of homes were purchased with all cash.

"I've never seen more cash in Boise's housing market than I've seen in the past year," said Shauna Pendleton, a Redfin Real Estate Agent in Idaho. "I just sold a $700,000 home to a cash buyer last week. The entire $700,000 came from his E*Trade account."

Remote work has allowed homeowners in expensive cities—including San Francisco and New York—to sell their homes and move to less expensive areas, where they can often afford to buy properties in cash.

Home sales are beginning to stall as buyers hit their limit

Home sales fell 1.2% from May to June, the largest drop at this time of year on record since at least 2012, according to a new Redfin study released this week.

The national median home-sale price hit a record high of $386,888, up 25% year over year, but a slight decline from the record of 26% in May. The number of homes for sale fell 28% year over year from 2020, and the typical home sold in just 14 days — a record low and down from 39 days in June 2020.

Homes sold for their highest prices and at their fastest pace on record, but measures for market speed and competition seem to be at or near peak levels for this year, said Daryl Fairweather, Redfin’s chief economist.

Homeowners and renters continue their gradual recovery from the historic job losses of 2020. But for many, the ability to make their housing payments remains out of reach.

In March 2021, 7.7% of U.S. non-subsidized rental households were one or more payments behind on rent, according to the Mortgage Bankers Association (MBA).

While this is still higher than a typical month, the share of renters with missed payments has declined fairly steadily since peaking at 11.1% in April 2020.

Throughout the pandemic and recession, roughly one-in-four rental households have missed a payment, with the majority able to catch up within the one-to-three months following the first missed payment. For homeowners, one-in-seven — or 14% — have missed payments at some point during the 2020-2021 recession.

The cooling market is also reflected in a four-week decline in pending sales, and a drop in Redfin's demand index, which was down 12% from its late-March peak.
