When representing properties held estates I’m often introduced to properties after the scrubbing of personal histories. When the deceased passed unexpectedly it’s not uncommon for family members or friends serving as executors adopt the mantra “you should have seen it before.”

My wife, Anna, has undertaken the role of co-executor for the estate of a friend who died suddenly. Our journey continues to unfold with each trip to a house 1.5 hours away in a small town of approximately 3,000 people. Alongside others my wife has heard of but never met we discuss how to tie up the loose ends of life. It’s an unexpected and fascinating process

It’s not all doom and gloom. There are moments of humor, tall tales exchanged, and the piecing together of a fuller image of Anna’s friend. One of the more interesting and entertaining duties has been plunging into the (rather odd) pool of doll collecting. The deceased had a rather extensive collection and since no one involved fancies themselves a collector, we’ve taken to eBay.

This experience continues to be eye-opening. I see now the immense effort my clients put in long before I step in—the sorting, the selling, and the myriad of emotions involved. It’s a reminder of the resilience and patience required to close an estate.

In a few months we’ll find ourselves saying to others “you should have seen it before.”

Upon completing my first Comparative Market Analysis (CMA) of 2024 in the Iowa City Area, I'm reminded of a timeless truth: "Real Estate is Local."

While big data, national trends, algorithm behemoths like Zillow, and local MLS numbers offer valuable insights, they don't capture the entire local real estate landscape. I certainly consider those data points when pricing a home. But, I strongly believe there's an art to interpreting data and applying intuition gained from working in the Iowa City Area real estate sector everyday. In pricing homes, this blend of technology and “gut feel” is critical, especially as we navigate not just the present market, but anticipate future shifts.

This intersection of data-driven analytics and experiential wisdom is the cornerstone of my approach as a Realtor. It's a fascinating, ever-evolving industry, one continually reinforcing the value of personalized, local expertise.
