Just a little peek into what has been inspiring me lately 🤍
I’m always drawn to homes that feel calm before they feel impressive.
warm weathered wood. natural stone. materials that capture how the light changes throughout the day. rooms that make you want to linger a little longer and put the phone down instead of rushing off to the next thing.
I think that’s what i’m always chasing when i’m designing. not necessarily a certain style... but a certain feeling.
trends come and go... but that feeling never gets old 🤍

As promised... here she is!!! 🤍
this is exactly what we mean when we say the vision comes first. and what we mean when we say your home has the potential to serve the life you want to live!!
before we ever started figuring out what the home looked like, we spent time figuring out what we wanted it to feel like. yes, we knew we wanted coastal modern. but honestly... that’s the easy part 😂
the bigger question was, how do we want to live here?
we wanted it to be a home for gathering. for slowing down. for actually enjoying the everyday.
this client always envisioned hosting in their home, but in previous homes it always felt like a hassle... so naturally, they just didn’t do it very often.
this is also a peek into how we make design decisions. they’re never random. they’re the result of asking “why?” over & over until we find a solution that makes everyday life just a little bit better.
one of the best conversations during this design was about eating outside. we were like... why don’t people actually do it more often? 😂 even with a whole outdoor kitchen!
we realized it’s usually because it’s just inconvenient. you’re carrying food back and forth, someone forgot the ketchup, then you’re cleaning up inside + outside..
so instead of making the outdoor space feel separate from the house, we pulled it right up next to the kitchen and living room. when something feels easier, you actually do it!
fold back the doors from the living room to the courtyard on one side and the pool on the other, and suddenly the whole house becomes one large entertaining space
same with the little fireside reading garden. sometimes sitting on the front porch just isn’t the vibe 😂 sometimes you want a quiet little corner to read or have a glass of wine after work. so we gave that its own space too!
it’s kind of like buying a cute new workout set 😂 you’re naturally a little more motivated. creating spaces with a purpose makes you actually want to use them!
every line on this plan exists for a reason and I think that’s the part I love most 🤍
I could keep yapping about this plan for hours but I’m quite literally maxing the character limit here, so part 2 to come next time!!😂

welcome to a little series we’re calling house rules.
because every firm does things a little bit differently & because designing a home is about so much more than picking finishes and making pretty drawings (although we do love those parts too 😂)
so here’s a little peek into how we do things around here. 🤍
ok so... somehow every project ends up becoming my favorite!! 😂🤍
i get so invested in every single one. i start imagining morning coffee on the porch, where the christmas tree is going, who’s claiming their favorite reading nook... the whole thing.
it’s kind of like after you leave a really good concert and for the next week you’re convinced you’ve actually become that artist. 😂 like... “no, i AM olivia dean now.” that’s me with every house. i get completely immersed in the feel were curating.
this one, though... she’s the one that kicked everything off. my coastal modern dream!!
she’s got those clean modern lines that i will never ever get tired of, but she’s warm too. lots of natural materials, cozy little corners, tucked-away nooks, and spaces that make you want to slow down for a minute instead of rushing through the house.
and WAIT until y’all see the layout.
i keep wanting to talk about it but i also don’t want to ruin it because it’s one of those things that you kind of have to see to understand what i mean. 😂 it’s just... different. the whole home was designed around the experience of moving through it, giving each space its moment while also marrying them all together!
okay, i’ll stop yapping now. i seriously cannot wait for y’all to see her. 🤍

a strong believer that the vision is the most important part of designing a home..🤎
we always start a project by really honing in and getting clear on the feel we’re wanting to create throughout the home. this one is everything cozy, yet still light. natural, yet still elevated. and just carries a softness throughout.
this guides everryyyy decision that comes after - the sizes of the spaces, how they relate to one another, the ceiling heights, even how the architecture itself hugs different spaces and evokes that feeling. when the vision is clear, every decision after it seems like it just falls into place
.but actually it was just carefully curated from the start ✨

okay... I have to admit, this one has a little piece of my heart 🤍
she is our refined coastal cottage - dreamy as heck with those cape dutch gables, are you kidding me (!!!)
I don’t know what it is, but give me a home with good bones and I’m immediately like... okay, hear me out. 😂
I start noticing all the little things. what if this roofline changed? what if these windows lined up? what if we gave the entry a little more presence? before I know it, I’m 47 trace paper sketches deep and completely invested (I’ll show you another concept sketch for this home soon, same direction but different architectural elements - she’s a beaut!!!)
that’s honestly one of my favorite parts of designing: seeing all the potential hiding underneath and bringing it out to make it uniquely yours. the feel of the home, the design, the layout - all working together for the way you’ve always envisioned ‘home’ would be..*chefs kiss!*

where the morning light hits just right, the kitchen naturally becomes the place everyone gathers, and every room feels connected without feeling like it’s trying too hard.

can you feel the breeze??🍃
I’m a hugeeee believer that your space helps set the tone for each day! some homes just feel light and easy and yes - it depends on the people in them BUT we can help those people out through the architecture!!
waking up to a home that lets alllll the natural light in definitely helps! cozy textures and weathered materials provide a sense of warmth. I feel like we always hear “bring the outdoors in” and “blurring the lines between indoors and out” but honestly..notice that every one of these spaces is covered in materials that feel natural! simple massing but layered in detail.
something about that lived in feel just feels like it carries wisdom in its bones. feels strong, secure, established - so you do too 🤍
