Ever let a friend or family member borrow your car? It’s worth knowing whose insurance comes into play before you hand over the keys.
In Texas, most auto policies cover you, your family, and someone driving your vehicle with your permission. If that person causes an accident while driving your car, the vehicle owner’s insurance generally responds first. If the owner doesn’t have insurance—or doesn’t have enough coverage—the driver’s own insurance may provide additional coverage.
But there are important exceptions. Someone specifically excluded from your policy may not be covered, and coverage can also be different when someone regularly uses your vehicle rather than simply borrowing it occasionally. TDI specifically recommends checking your policy or talking with your agent about exclusions and limitations.
So before lending your car, it’s worth knowing:
* Is the person permitted to drive under your policy?
* Is anyone specifically excluded?
* Does this person drive the vehicle regularly?
* Are your liability limits high enough if a serious accident occurs?
Insurance isn’t just about having a policy. It’s about understanding how that policy will respond when you actually need it.

Thinking about renting out your home for a weekend? Your homeowners insurance may not follow you into the rental business.
Whether it’s Airbnb, Vrbo, or another short-term rental arrangement, the Texas Department of Insurance warns that most homeowners policies won’t cover damages or injuries that occur during short-term rentals.
And while a rental platform may offer its own protection, that doesn’t necessarily mean it replaces the coverage you may need under your homeowners policy.
Before handing over the keys, talk with your insurance agent. Depending on the situation and your policy, you may need additional coverage to properly protect the home and your liability exposure.
It’s much better to understand the coverage before the first guest checks in.

A plumbing leak under your home can cause more than a high water bill. But does homeowners insurance automatically cover damage to your foundation? Not necessarily.
In Texas, coverage for slab or foundation damage caused by water leaking from plumbing or certain other household systems can depend on your specific homeowners policy and endorsements.
Some policies may offer additional foundation or slab coverage for qualifying damage caused by water escaping from a plumbing, heating, air-conditioning, or other covered system. But the coverage can have its own limit, conditions, and exclusions—and repairing the plumbing system that actually caused the leak may be treated differently from repairing the resulting damage.
That makes this a good line item to look for on your policy rather than assuming it’s included.

Hail damaged your roof—but does that automatically mean insurance will replace it? Not necessarily.
In Texas, the difference between functional damage and cosmetic damage can matter.
Some homeowners policies may exclude cosmetic roof damage—damage that affects the appearance of the roof but doesn’t prevent it from doing its job. And even when part of a roof has covered damage, your policy may not necessarily pay to replace the entire roof simply because the new materials don’t perfectly match the existing ones.
That’s why it’s worth looking beyond whether your policy simply says you have “hail coverage.” Check your policy and renewal documents for cosmetic-damage exclusions, roof limitations, deductibles, and changes in coverage. TDI specifically recommends reviewing roof coverage when buying or renewing a policy.

Your homeowners insurance isn’t just about the house itself.
What about your fence? Detached garage? Storage shed or other structure that isn’t attached to your home?
Texas homeowners policies generally include Other Structures coverage for structures on your property that are separate from your house. TDI notes that most home policies provide this coverage at about 10% of the home’s insured value—but your actual limit and what’s covered depend on your specific policy.
And just because something is listed under Other Structures doesn’t mean every type of damage is covered. The loss still needs to result from something your policy covers, and your deductible, limits, exclusions, and policy terms apply.
If you’ve added a detached structure or made significant improvements to your property, it’s worth checking whether your current limit still makes sense.

An older home can come with plenty of character—but after a covered loss, it can also come with newer building-code requirements.
In Texas, homeowners policies may not automatically cover all of the additional costs required to repair or rebuild damaged property to comply with current building codes. Ordinance or law coverage can help cover certain eligible additional costs associated with bringing damaged portions of the home up to current code, subject to the policy’s terms, limits, and exclusions.
This can be especially worth understanding if you own an older home, where building codes may have changed significantly since the home was originally constructed.
Coverage varies by policy and insurance company, so check your policy to see what ordinance or law coverage you have and what limits apply.

Water backup coverage is one of those details that’s worth understanding before you ever need it.
In Texas, homeowners policies don’t all handle water or sewage backups the same way. Depending on the policy, damage caused by water or sewage backing up through a sewer or drain—or water overflowing from a sump pump—may require additional coverage or an endorsement.
That’s different from flood coverage, which generally addresses rising water from outside the home and is typically handled through a separate flood policy.
The important thing is to know whether your homeowners policy includes water backup coverage, what situations it covers, and what limit applies. Coverage varies by policy and insurance company.
