Today was the perfect day.
I was able to attend this closing of this young couple buying their 2nd house. They were born the year before I became a loan officer 😝
It’s such a joy to see young couples, smart with their money and moving up. They’re about to have their first child, So they needed a bigger 🏠
They gave up 3% interest rate on their current home and yes, closed in the 7’s.
⚠️Before you think that this is a bad move…….When they bought their house in October 2020 it was worth $260,000. Today, four years later, it’s worth $485,000.
It’s true that the appreciation of 2020 and 2021 was not normal. THINK ABOUT THIS though, those that buy houses now (even at higher rates) , will enjoy another wave of appreciation when the rates do come down in the next year or two . Homebuyers will then come out of the woodwork to buy homes because they’ve been putting their lives on hold to wait for more reasonable monthly payments.

Now, 21 years later, Kenny and I still are working together! 😜. How do we do it? Lots of tolerance for sure 😝 .

The inevitable happened Thursday.
My firstborn and my hubby, started driving east to Florida. 20 hours later, they arrived in South Miami where he will spend the next year. Is it possible to be sad and happy at the same time? I know.... as parents we have prepared for this moment, all the hard work we put in teaching them to be polite, compassionate and driven humans.
I know. This is inevitalbe. It still hurts though! 😢
What else is inevitable.... the rates going down .⬇️
This week we saw some glimmers of hope. Rates ended the week slightly lower. The Core Inflation numbers were down, the lowest level in 3 years. The Fed also met, and did NOT do anything, but indicated a restrictive mode, which is a set up for future decrease. Although it’s almost certain we will not see 3 decreases this year as hoped last (Dec), it’s anticipated we could see 1 in the 4 remaining Fed meetings.
There are only 2 reasons the Fed would cut rates:
1. A recession
(peeps not spending)
2. A crisis
(like a housing crash- which is not happenting)
The market is anticipating and hoping for the inflationary numbers to continue to decrease, which would indicate less movement in the money supply, and lead to lower rates.
