What is a buy and hold?
The term buy and hold refers to a long term investment strategy. An example would be using hard money to purchase a property, then refinancing into a long term loan such as a 30 year-fixed Conventional or DSCR/Non-Conventional mortgage.
This strategy can also be combined with the BRRRR ( (Buy, Rehab, Rent, Refinance, Repeat) Method which involves flipping a distressed property, renting it out and then getting a cash-out refinance on it to fund further rental property investments.

How much do I need to close?
Cash to close depends on the details of your deal. Typically we will lend 70-75% of the ARV. Any amount of money needed to purchase and rehab the property above our loan amount will need to be brought to the table to close plus closing costs.

Let's talk rehab projects 🏡🔨
As an investor lender, we care a lot about your end goal for an specific project. Keep in mind that every project is different, but between leasing a rental home and flipping a property are completely different estimates when it comes to rehab budgets.
Rental properties should be renovated conservatively. These are dedicated to be livable homes for tenants and keeping in mind wear and tear, the investor should use durable materials that are cost effective for the equity capture for the projected long term.
Flipping a home is always a quick way to get most of your efforts. You will always want to buy the most discounted price, best if you get under 50% discounted to have room to rehab it with high quality products. Buyers are looking to make this their home for a long time and they will always want the nicest home in the neighborhood.
PRO TIP: Do not skip on high quality pictures! Pictures are your first impression, do not get cheap on them and spend couple hundred dollars, it's worth it.

Closed & Funded! This was a DSCR loan for 3 different properties for the same borrower. It was definitely a deal not very many lender would do as 2 out of them were condominiums. I was able to push through it and got them all re-financed with cash-out of over $230k.
