What every seller in Sugar Land needs to know before listing this summer.
The market has shifted, and the sellers winning right now are the ones paying attention. Not to headlines or doom-scroll predictions, but to the real numbers happening in their own neighborhood.
The strategy that worked two years ago isn't the same strategy that's going to work this season.
Right now, we have about 800+ homes on the market in Sugar Land. With choices opening up for buyers, homes are averaging around 36 to 42 days on market to go under contract. However, properties that are polished and priced accurately from day one are still securing a strong 98% list-to-sale price ratio.
Pricing, prep, and timing all carry more weight than they used to, and getting any one of those wrong can cost you real money on the back end.
This isn't meant to scare anyone out of selling. It's meant to make sure that when you do, you're walking in with the full picture.

These 5 questions can tell you a lot about who you're sitting across from.
The right agent will answer them with confidence and specifics. Vague answers are information, too.
A few worth paying attention to:
→ What is your list-to-sale price ratio? This tells you how close their sellers actually end up to the asking price. (Right now across Fort Bend County, we are looking at a strong median ratio of about 98%).
→ What is your average days on market? This tells you how well they price and position a home from the start so it doesn't sit.
→ What does your specific marketing plan look like? Get details: platforms, timing, professional photography, and staging strategy. The more specific, the better.
The last question might be the most telling of all: How do you handle unexpected hurdles during escrow? Every transaction has bumps. Experience shows in how an agent handles them.
