Ever wonder what your real estate agent is *actually* doing during your home showings?
Sure, we’ll open doors for you... and struggle with finding the correct light switches...
But while my buyers are busy admiring the recently updated kitchen or envisioning their families gathered in the backyard for a barbecue, I’m looking for this 👇🏼
Signs of “quick fixes” to cover up potentially costly home maintenance problems, major issues with the home or possible flags on FHA and VA appraisals.
What do some of those signs look like?
-Water stains on ceilings or walls
-Outlets that are loose or near a water source
-Cracks in the windows and walls
-Peeling paint
-Sloped flooring
-Foundation cracks
-Electrical panels
-Wood rot
Does this mean that the home you buy needs to be flawless? Of course not! Even brand new construction homes aren’t perfect!
But we do want to be confident that your future home is well-constructed, well-maintained and won’t incur significant costly unexpected maintenance soon after closing day, or that we are at least getting into something with our eyes as wide open as we can. When I am pointing out these items, my intention is never to "Yuk someone's Yum", but I want to advise and prepare as much as possible. There will always be things discovered after closing that is not visible to the naked eye and inspections, but it's always best to be as prepared as possible.
Calling all home sellers: your buyers will LOVE you if you do this one thing before you move out 👇🏼
Make a list of all of the service providers that you’ve hired to help you take care of your home. Think landscaper, housekeeper, dog walker, pool maintenance, exterminator, handyman – and anyone else that you trust. List their name and contact information so your buyers can reference it as they’re getting settled into their new neighborhood.
They’ll be super grateful to have this info right at their fingertips so they won’t need to spend time researching, and your vendors will be super grateful for the referrals. Your vendors also will have personal knowledge about the home and what was done and why.

Typically after your home is shown, one of two things will happen. We’ll hear from the buyer’s agent pretty quickly that they love it and want to make an offer, or we'll receive, or I’ll follow up with the buyer’s agent, for feedback.
Buyer feedback can be difficult to hear, especially if you’ve lived in your home for a long time and feel emotionally invested in it. But the thing I want you to remember is that showing feedback is never personal. Just because someone says your kitchen finishes look dated or thinks the backyard is too small doesn’t mean you have bad taste. It just means that wasn’t the right buyer for your home!
And in some cases, feedback can inform our strategy. For example, if multiple buyers think the home looked small, I can make recommendations like removing some of the furniture from your living room to create more space to walk around or staging vacant rooms to showcase all of their potential.
Oh, and if we don’t hear anything? That *is* feedback. The buyer wasn’t interested. Believe me, I get how frustrating it is when you’ve cleaned, decluttered, sent the kids to a sitter and made arrangements for your pets only to hear … nothing. So that’s why I’ll always follow up with the buyer’s agent to learn as much as we can so that we can adjust our strategy as needed.

Have you heard about the changes to the real estate industry? We are now required to have a buyer signed agreement (which can be as broad or narrow as agreed upon by both parties) prior to showing a buyer any property. By attending open houses, buyers can explore properties without any commitment to an agent. Keep your options open until you are certain what agent you want to work with!
