Finding damage to the structure during a final inspection really exemplifies the issues with the new build process.

This is because by the time of the final inspection
at least 3 sets of “experienced/licensed professionals” have but eyes on the home and signed off that it was in either satisfactory condition or that issues are present and need to be addressed.

📑 The standard AZ purchase contract contains a provision that allows the buyer to have the property physically inspected within the first 10 days of acceptance of the contract by the seller. (Please thoroughly evaluate risk before reducing or eliminating this contingency when making an offer ‼️Not recommended‼️)
👷‍♂️The buyer is allowed to hire an inspector of their choosing. If you are unsure your REALTOR ® might have some recommendations.
🏚 A typical home inspection includes a check of a house’s structural and mechanical condition but can also encompass detection of wood-destroying insects, sewer lines, and other services requested by the buyer.
❌ Once the inspections are complete the buyer can 1️⃣ Accept the property as is 2️⃣ Cancel the contract without losing Earnest funds based on the results of the inspection 3️⃣ Enter into negotiations with the seller to have items of concerns addressed (your REALTOR ®will help with this 😃).
