It’s a sad day when you find out your offer wasn’t accepted on your dream house. But sometimes that happens! You have to trust the process and recognize there’s still a home for you out there. (And your real estate agent can help you find that perfect home for you!)

Did you know there’s an inverse relationship between the chances of a successful home sale and the amount of time it’s on the market for? Here are some preventative ideas that are effective for avoiding staying on the market for too long:

✅ Competitively price your home. This doesn’t mean pricing it too high or too low for your area. Market research helps with this!

✅ Use an experienced real estate agent. They can help you with competitively pricing your home, bringing buyers through the door, navigating bids, and much more.

✅ Stage your home. This means the 3 Ds: decluttering, depersonalizing, and deep cleaning.

✅ Invest in professional photography. Nowadays, potential buyers are looking for homes online first. Investing in a professional photographer can be well worth the investment because they’ll know how to highlight your home’s best features.

Attention all sellers: though winter time and fall time aren’t *generally* the most favorable times of the year to sell a home, it’s not impossible! This is because most buyers who are buying in the later months are very serious about buying a home — they can be more eager to close the deal.

Here’s one major tip to keep in mind to have a successful home sale that you’re also happy with: figure out a pricing strategy that fits the season and the neighborhood you’re located in.

You can use neighborhood comps (CMAs) + your real estate agent’s expertise to figure out a price that places your home at a competitive advantage. Since it’s less likely you’ll have bidding wars or multiple-offer situations in this time of year, figuring out a price that checks all the boxes is going to be important for your success. 👍

Can I toot my own horn for a moment? As someone who sells real estate part time, (I love all aspects of real estate. I am a busy full time CFO of a construction/property management company & I have a few of my own investments) This acknowledgement is a big accomplishment for me. I’ve been working really hard all summer trying to hold it together, hard work still pays off!

Say goodbye to cliche fall decor and say hello to these ✨ elevated ✨ ideas:

🍂 Don’t make pumpkins the centerpiece but rather accents

🍂 Use fall colors (warm, earthy tones) but contrast them with black to create a chic and timeless look

🍂 Light candles (or even candelabras for extra drama!)

What other fall decorating ideas do you have to add?

Now that fall is here, it’s time for arguably the most exciting part of the season: changing out your decor! And there’s no better way to kick off the season than to start with your curb appeal.

Doing things like raking the leaves away from your driveway, adding a fall wreath to your front door, and placing fall foliage on your porch are all some ideas to get you started!

How do you usually like to decorate for the fall season?

The world of real estate can be a bit jarring to new homeowners. Not because of the overwhelming process of searching, finding, bidding, and closing on a house but because of the foreign terminology.

Real estate vocabulary isn’t usually taught in school, so one of the missions of this page is to make the learning curve a bit easier with some vocabulary lessons. 👍

With that being said, let’s cover the term assessed value!

#AssessedValue is the dollar value assigned to a piece of property for property tax purposes, according to Investopedia. There are many pieces that go into calculating this price, including the value of comparable properties in the area.

Here are 5 myths you may have heard about mortgages.

1️⃣ You need to save 20% of a home’s listing price for a downpayment. In reality, this percentage will vary — work with your lender to find out a more accurate estimate!

2️⃣ You don’t need to get pre-approved until the sale is in process. Big no! Get pre-approved as soon as you start looking for homes to streamline the process and to demonstrate you’re an eager buyer.

3️⃣ You can’t pay off your mortgage early. Though some loans may require a prepayment penalty (where you would pay a fee to pay off your mortgage early) – this is much less commonly seen now.

4️⃣ You must have perfect credit. There’s no doubt credit plays a significant role in qualifying for a mortgage, but there are still options for people who have low credit scores.

5️⃣ Having debt ruins your chances at getting a mortgage loan. Like credit scores, your debt-to-income ratio is important, but definitely not the only factor.
