Late post 🙄but better than never! 🤪
I really need to share some video content behind the closing and what it takes to get there! We had some hurdles on this one!
Ended 2025 with helping my client close on her new home contingent on the sale of her prior home. I’ve done a lot of these contingent on sale transactions and it’s not as easy as you would think. It definitely takes experience and knowledge to time everything out and to give the seller confidence you will close.
Always remember-
1. It’s best to have your home on the market listed for sale before you start looking for your next home.
2. It’s even better to have a contract on your home before you offer on your next home.
3. In a slow market, if you can use the equity in your current home to purchase your next home OR if you can get approved for another mortgage without the contingency…. that is going to set you up to make the best offer possible.
4. Can’t do 3….it’s not impossible but we really need to discuss items 1 and 2 before we start looking at homes to buy.
