"US Housing Market in Flux: Prices Drop While Transactions Decline, But Lower Interest Rates May Bring Relief"

MBA Mortgage Finance Forecast Highlights (released April 17, 2023):

Positive trends:

Median price of new homes slightly decreased from $447.0K in Q2 2022 to $430.8K in Q2 2023.

Median price of total existing homes decreased from $405.9K in Q2 2022 to $358.5K in Q2 2023.

FHFA US House Price Index (YOY % change) decreased significantly from 17.9% in Q2 2022 to 2.4% in Q2 2023.

Negative trends:

Housing starts (SAAR, Thous) decreased from 1,647 in Q2 2022 to 1,372 in Q2 2023.

Total purchase transactions decreased from 1.2M in Q2 2022 to 862K in Q2 2023.

Total refinance transactions decreased from 588K in Q2 2022 to 263K in Q2 2023.

30-Year Fixed Rate Mortgage (%) increased from 5.3% in Q2 2022 to 6.2% in Q2 2023.

10-Year Treasury Yield (%) increased from 2.9% in Q2 2022 to 3.4% in Q2 2023.

Forecast: Interest rates are expected to fall to the mid 5% range in Q3/Q4 2023, which should boost transaction volume in the second half of the year.
