🚨 In the current market with rising rates, if you are viewing homes at the top end of your pre-approval, there’s a good chance you no longer qualify for the same price point with the rate increases.
🚨 The fed should be announcing another rate increase this week. If you are under contract/have an accepted offer on a home, please make sure you are considering locking the rate ASAP.
🚨 If you are building new construction and your rate is not locked, make sure your lender has an extended rate lock program so your rate is secured now before more increases. We offer rate locks for up to 1 year.
🚨 If you were pre-approved more than 30 days ago, you need to refresh your pre-approval with your lender to make sure you still qualify with the increased rates.

Market Update:

Initial Jobless Claims: measures individuals filing for unemployment benefits for the first time, decreased 2,000 to 184,000.

Continuing claims: which are those that continue to receive benefits after their initial claim, decreased 58,000 to 1.417M.

This is the lowest number of continuing claims since 1970. The story here remains the same - Employers are holding onto their workers and firing less and the labor market is extremely tight.
