Tour de Force: Don't Make These 10 Huge House-Hunting Mistakes

You know... this is a good article to read if you are thinking about purchasing a home. As a Realtor, I will tell you mistake #1 (not having a pre-approval in hand before shopping) is the BIGGEST mistake I see people make. The reasons are many: 1) Most buyers look at homes on the weekend... when banks are closed and loan officers are out with their families. Neither the Seller nor the Realtor representing them will take your offer seriously if you have not taken the time (well in advance) to get pre-qualified. Listing agents know from experience that buyers who rush to get that pre-approval on Sunday are more likely to have buyer's remorse after ratification so if multiple offers have come in on the same property, and you are scrambling to get a loan officer on the phone to get a lender letter.... your offer may well go to the bottom of the pile. 2) You may think you qualify for a $500k mortgage b/c the loan calculator on bankrate.com told you so... but there's an good chance you are wrong and you qualify for less. Now you've set yourself (and perhaps your loved one) up for a big disappointment. It's like walking through a candy shop and later realizing you can't afford the Godiva chocolates... you can only afford the carnival ones. 3) You may think you know your FICO score but most free websites only provide you with the score from 1 of the 3 credit agencies (Equifax, Experian, TransUnion). A lender will pull all 3 and they will take the middle score... possibly leaving you a few points shy of that great rate or that loan program you really want. 4) BUT WAIT!.... what if you qualify for more than you thought? Now you've just wasted months looking at the carnival chocolates and the best of the Godiva have already been picked over. From my perspective... I don't want the leftover coconut ones. Believe it or not, there are several more reasons but I fear I've already lost 50% of the readers so I'll just leave it at that. Have a great weekend! ;-D
