Real Estate TIP of the Week: Calling ALL Sellers!

Getting ready to sell your home means more than clearing out the attic and the basement and finding a new place to live. Here are a few considerations that are as equally important:
1) Gather your deed, survey and Certificate of Occupancy and bring them to your attorney for her review before you find a buyer;
2) if you currently have a mortgage, equity loan or credit line get together the most recent statements, which will be needed later on. If you are behind in your payments let your attorney know immediately so she could properly protect your interests in the property;
3) It is your responsibility to provide a C/O for all improvements to the home, whether you or your prior owner made them. This applies to additions, garage conversions, decks, pools, etc. As zoning laws vary from town to town it is best to have your lawyer review this with you right away. I have seen many clients experience stress because they simply wait too long to get things in order.
4) Choose a realtor who is knowledgeable, personable and who is well acquainted with your area. If you do not have one or feel unsure about signing a Listing Agreement, call my office and I will be happy to assist.

Taking these few simple steps now will free up more time for those other tasks you will be facing--- like the attic or basement!

Real Estate TIP of the week: Choosing An Attorney

When choosing an attorney to represent you in the sale or purchase of property, select a lawyer who specializes in real estate, rather than a litigator or the attorney who handled your divorce, your personal injury case, your parent's estate or, heaven forbid, your cousin Vinny. You certainly would not seek the advice of a podiatrist if you are experiencing a cardiology problem. Selecting an attorney to handle your real estate needs is no different. A seasoned real estate attorney will protect your rights and insure a seamless transaction, from contract to closing.
