The latest Existing Home Sales Report from the National Association of Realtors (NAR) shows housing supply is still very low. ⁠

There’s a 2-month supply of homes at the current sales pace.⁠

Historically, a 6-month supply is necessary for a normal or neutral market where there are enough homes available for active buyers. ⁠

Economics 101 tells us that when there is high demand and low supply, prices rise. How will rising interest rates affect demand?

Experts believe that despite rising rates, appreciation will continue through 2026, but at a much more normal rate (between 3-4% year over year). This is significantly different than the past couple of years where we've seen double digit growth.

While prices may continue to rise, it's clear that rising rates will impact the market. Some buyers will be priced there will be less buyers per listing. Sellers will see fewer bidding wars, offers well over asking, and several buyers to choose between.
