To say that we are blessed is an understatement. God has done exceeding abundantly more than what I could have imagined. I prayed for this. It’s been on the vision board for 2 years…
Being a mom of 2 for the past 2 weeks has been kicking my butt. But it’s getting done, day by day. I’m so thankful to our support system of church and family and friends. We wouldn’t be surviving without you!

The last couple of months have been a BLUR!
But, it’s been full of amazing moments. One of which was the baby shower at our new home!
Thank you to everyone that came to celebrate with us as we prepare for the arrival of our son in a few weeks!

Q Happy 001 Year to Amen Church!
This year has changed my family. Dayton sings “Jesus Loves Me” and “Build Your Church” all the time. She knows who Jesus is. She asks to go to church. Quinn has found a community where he’s comfortable. We have all been able to serve. Trusting God with our first fruits has changed our lives. Most importantly, We pray together and I love that.
So, no matter what the future may bring, thank you for what you have done for my little family this year.

Happy 001 Year to Amen Church!

Ready to buy and make home your happy place? Then, you need to sidestep these three rookie mistakes:
1. Making major changes too soon. Instead, move in, live, and discover exactly how you use your spaces before costly renovations.
2. Hiring a shady contractor. If you have small jobs (paint, flooring, etc.), do your research, ask friends for referrals, and don’t pay in full upfront.
3. Overestimating your handyman skills. Sure, home reno shows make it look easy, but the reality is much different. Be honest about your DIY ability, and don’t hesitate to toss certain projects to the pros.

Heads up, sellers! Clean and fresh goes without saying, but a new study from GetAgent says selling your home may be as simple as one of these fragrances wafting through the halls of your home:
- Freshly baked bread
- Fresh linen
- Newly brewed coffee
You could always do some serious baking, washing, or brewing right before “show” time, but lighting a candle is definitely the easiest way to go. Other safe smells? Cinnamon, citrus, jasmine, pine, and vanilla.

3. Make repairs recommended by your agent. (but keep them minimal).
4. Complete listing paperwork, declutter, deep clean, and stage your home.
5. Schedule professional photos.
6. With your agent's help, set your listing price and go LIVE on the MLS!

It's estimated that the average adult makes more than 35,000 decisions per day. No wonder we're all exhausted at the end of the day!
Well, good news. Today, I'm gonna take one of those decisions off your plate — especially if you're thinking about buying a home soon. It’s this: What property type is right for you? Here's what to know:
- Single-family home: Got a big family? Three dogs? Lots of stuff? In most places, that means a single-family home.
- Condo: Don’t need a lot of space or okay with trading square footage for the best of city living? Consider a condo. Also the smart decision if you prefer an HOA to handle most of the maintenance.
- Townhome: Similar to a condo, but different in one major way. You own the space just like a single-family home and are responsible for 100% of the maintenance.
- Neighborhood with an HOA: Maybe you like the idea of a single-family home, but you also want amenities like a pool, walking trails, and a dog park. Easy! Just know those add-ons will come with a monthly HOA fee.
- Home with acreage: You don't much care about space inside; what YOU really want is space outside - space to breathe and stretch your legs any time of day or night. (Keep in mind when you buy a home with acreage, you can’t control what pops up beside you or across the street.)

I don't know who needs to hear this, but, not all home improvements are going to help you build equity in your home.
By all means, put your touch on your home. You've worked hard to get where you are and should make it your own! Just know that not all improvements are going to add value. While a doggie door is SO convenient and a front yard fountain is 100% calming, things like a new HVAC, updated appliances, or a replacement roof are always going to be more reliable investments that boost your home's bottom line.
