A motivated buyer, seller, or lender will do more to get the deal done than an unreasonable party who wants to win at the expense of others in the deal or someone who is unmotivated. The test of a motivated person in a deal is in finding out what they will do.
Be relentless in discovering what people will “do” in order to uncover how best to put together a deal. Will a seller provide—or at least consider—seller financing? Will he or she accept other real estate as a down payment? Would this seller consider leasing part of the property back after closing?
You will never put together a deal with someone who is not motivated to make the deal.

Relationships are #1 when it comes to the creation of creative seller financing. Whether you use real estate to trade in what you want or broker a deal with multiple partners, understanding what your buyers ultimately want is a must.
Thinking outside the box is what creative financing is ultimately about, but it takes dedication and personal relationships to ensure all parties are left feeling as if they "won the deal".

In the world of real estate, it's not the building that has problems. Even if falling down, the building doesn't care - it's the people who deal with the building that have the issues.
It might be the owner lacking financing to fix the building, the lender who might care about their return, the neighbors who are concerned with their property value, or the tenants who reside there.
When dealing with creative financing, start first with the people issues before moving into the rehabilitation of the building.
