We all love a good flip. The charm of an older style home combined with all the modern cosmetic touches and vibes... just delightful. It's about reinventing, reimagining and tapping into hidden potential; What's not to love? The sheer number of television shows about flipping and home makeovers makes this all too evident. It gets the creative interior design juices flowing and makes everyone want to try their hand as the next Joanna & Chip. With that being said, all flips are NOT equal.

There are some fantastic flips out there that we've had the pleasure of inspecting, so it's not all bad news. But there is a "by the numbers" business aspect to flips that can financially reward flippers for taking shortcuts in the construction process. Be on the lookout for the short term/ maximum profit minded flipper, newbie flippers who haven't calculated for anything but the cosmetics, and fly by night operations. Due diligence, and a home inspection will go a long way to prevent buying a money pit with a lot of unforeseen headaches, or might even save you a heap of cash on negotiations. Some things to check for when buying a flip that we commonly see are:

1) Electrical - There can be various problems associated with panels and wiring that come with older homes that can be overlooked altogether in a flip. Some of these problems may include:

b) Aluminum branch circuit wiring vs. copper wiring.
c) Lack of electrical grounding/ GFCI protection.

2) Plumbing - Common issues may include:
a) Rusted/ leaking cast iron drain lines (pier and beam homes)
b) Poor connections and improper configuration in plumbing fixtures
c) Old water heaters, likely needing replacement

3) Insulation & Windows -
a) Some flip homes date back to the 1950s and '60s. Attic insulation will diminish and compact over time. In many cases, insulation is almost completely flat, or missing altogether, which means it's going to take a toll on the bill having to heat and cool that cosmetically beautiful flip home
b) Windows; Same story. Older, single pane windows can impact heating and cooling efficiency

One of the biggest concerns our potential home buyers have is the condition of the foundation, and whether or not it needs repair...

Just a couple of things to consider and keep in mind when making a judgement call are 1.) soil content and conditions for your region, and 2.) age of construction.

Here, in the DFW we have very absorbent, expansive soil with high clay content. This means that soil tends to expand greatly during wet seasons and contract just as much during those scorching, dry summer droughts. This cyclical process of expanding and shrinking will almost certainly cause some form of cracking in exterior and interior walls at some point in time. This process, coupled with gravity and time lead to a natural degree of "settlement". As you can probably guess, the older the home, the more visible these signs tend to become.

Our business operates under the name BTM Inspections... the BTM stands for “Be The Miracle!”

The phrase “Be The Miracle!” comes from the movie “Bruce Almighty”. There's a pivotal scene, when God (played by Morgan Freeman) says to Bruce “...you want to see a miracle, son, be the miracle!”. That resonated with us - and became a key motivation for our inspection business.

Now, we will never claim to perform any miracles, but together we know we can help others in need. That's why ten percent of every dollar we collect for any inspection will be donated immediately, on your behalf, to the charity you designate.

We believe that each one of us can develop a “Be The Miracle!” mindset. We believe that we can all make a difference, even if it is in very small increments. Real impact doesn't come from a few large organizations. If masses of people commit to doing a little bit, their own small part, that will have the most lasting & profound impact. Our goal is that together, with your assistance, we can contribute at least $200+ each week to these causes. We invite you to join us on this mission!
