Every day I tell myself I’m going to take a different route.
And every day somehow I end up in the Dutch Bros drive-thru 🤷‍♀️

Honestly, that applies to real estate too. Whether it’s buying, selling, moving, packing, or surviving another Texas summer... sometimes the only way out is through.

Now excuse me while I tackle today’s to-do list with an iced coffee the size of my personality.

Insurance companies can inspect your home after you bind coverage 🤯

You can get approved for homeowners insurance…
…and STILL have the company come back and reassess the property afterward. 👀

A lot of carriers now do post-bind inspections after coverage starts.

Meaning they may inspect things like: 🏠 roof condition 🏠 tree hazards 🏠 exterior maintenance 🏠 peeling wood or siding 🏠 trampolines, pools, or liability concerns

And if they find issues?
They can require repairs, change coverage terms, or sometimes even cancel the policy shortly after it begins.

This has become WAY more common across Texas over the last few years.

Especially with carriers tightening guidelines after major storm losses.

The biggest takeaway? Don’t assume “approved” means you’ll never hear from them again.

Keeping your home maintained matters more than ever in today’s insurance market.

That’s the part that means the most to me.

Real estate has never been about houses. It’s always been about people. The families starting a new chapter, the first-time buyers taking a leap, the clients who become friends, and the referrals that come from someone saying, “You need to call Jill.”

Those moments never feel small to me. They never will. 💜

Your garage or detached structures might be underinsured 🤯

That detached garage in your backyard?

It may NOT be insured for what it would actually cost to rebuild today. 😳

A lot of homeowners assume things like:
• detached garages
• fences
• sheds
• workshops
• pergolas
are fully covered under their homeowners insurance.

But “other structures” coverage is usually capped at a percentage of your main dwelling coverage.

So if you’ve upgraded your property over time, added structures, extended fencing, or built out backyard features, your coverage may not have kept up.

And with construction costs in North Texas continuing to rise, rebuild numbers can surprise people FAST.

This is especially important for homeowners in Celina, Prosper, and surrounding areas where larger lots and detached buildings are becoming more common.

Definitely worth reviewing before you actually need to file a claim.

Some days I fantasize about someone handing me $2 million and saying, “Jill, you’ve worked hard enough. Go enjoy life.”

And then I remember I’d probably take a week off, get bored, start touring houses for fun, and somehow end up right back where I started. 😂

Turns out, I don’t actually want to quit my job. I just want a larger coffee budget and fewer emails.

In 2020, I took a leap of faith.

I left behind what was familiar, stepped into real estate, and honestly had no idea where the journey would lead.

If I could sit down with that version of myself today, I’d tell her:

Trust yourself.

Say yes to the opportunities that scare you.
Keep showing up, even when you aren’t sure it’s working.
The hard days are worth it.

Because six years later, you’ll be living a life that feels bigger than anything you could have imagined.

Not because everything was easy, but because that one brave decision opened doors to incredible people, meaningful relationships, opportunities you never saw coming, and a business you’re truly proud of.

2020 Jill was hoping it would all work out.
