We've been investing in Arlington since 2017 and this data shows why we continue to do so!! Two deals that we acquired in 2021 are already at our Y5 proforma rents and occupancy has stayed ahead of expectations. With demand starting to pick up again, we're excited about what the future holds for this area!!

We’re very excited about all the progress being made at our latest acquisition in Arlington. We started with the 4 burned units - demo, framing, and now roofing. We’re excited to announce we’ve closed on another 18 units in Arlington this week!! This property sits right on a main road with high traffic. 4 of the 18 units were badly burned in a fire last year so our plan is to rehab them to create premium units then upgrade the other 14 to get to market rents. We’ve partnered with to breathe new life into this property.
This is our 4th acquisition in Arlington since August 2021, all within a 3 mile radius. We’re excited to dig into this project and continue our growing our portfolio. Huge thank you to all our partners & investors for their help getting this deal done.

We're excited that the rehab on our latest acquisition is officially done!! We acquired this 8-unit in an off-market transaction last year at an amazing price point. We planned an extensive rehab for the asset on the exterior & interior. For the exterior, we replaced the roof and exterior fence, and installed patios in the rear of the first-floor units. We also painted the brick, stairs, trim, and exterior doors. On the interior, we installed new floors, countertops, lighting, vanities, toilets, sinks, and faucets. We painted the walls and cabinets, and installed new appliances. It was a $210K rehab project and worth every penny!
To date, we have raised rents more than 50% over what the tenants were paying and the best part is that 6 (possibly 7) of the original tenants have stayed with us!!
Super grateful for Allison Dibrell and Blue Atlas Property Mgmt for helping us along the way. Also want to extend an enormous thank you to Daniel Flores & DF Painting for getting the project done on time and on budget. There was no BS about sick crews, supply chain shortages, ridiculous change orders, miscommunication on timelines, etc. We needed someone that could execute on our plan and they did. Thank you so much Daniel!!
We're primed and ready for more deals. We gladly pay referral fees and broker commissions on deals across the metroplex. We're not concerned about interest rates, the economy, blah, blah, blah. If your deal makes sense, we're hungry to buy!!

We’re excited to see quick progress on our latest acquisition!! We went with an outside/in approach on this one with fence & roof replacement and exterior painting being done first. We’ve also begun rehab on the first two units, with demo already done and plenty to do with the rain keeping our team inside this week. We’re so enthused with how our contractor is performing so far, can’t way to see more progress this week!!

We're proud to announce the addition of 8 more units to the Takeflyte portfolio!! This property is an 80's build right next door to an A-class complex and less than 2 miles from 2 other complexes we acquired last year! Our team built a solid relationship with one of the sellers from last year who is retiring, so we got first look at this deal and took it down off market!! We will be doing a full exterior & interior facelift to this property and based on our familiarity with the area, we expect to increase rents between 60-70%!! Super pumped to continue to find opportunities and grow our presence in Arlington. And more importantly, we still have an appetite for more deals!!!

Last week marked 5 years since we partnered on our first multifamily investment acquisition in the DFW metroplex. We began with an 8-unit deal that was extremely impactful to us in many ways. The deal returned us over 300% on our initial investment but also paid for numerous single-family rentals, a quad, and a large stake in a recent multifamily acquisition, all of which now generate serious cash flow and infinite returns since we have no out of pocket cash in them. Since partnering on this deal, we’ve learned a ton, significantly expanded our portfolio, built a very loyal and valued network of partners & investors, and become way more strategic in our business.
We have always been focused on building a legacy through real estate and we couldn’t be happier with the progress we’ve made and the impact we’ve had on our families, partners, and investors. From Texas to Miami, we’re happy to put smiles on the faces of our families and friends. And we know there’s way more to come.
To all those who helped us get started, helped us grow, lent us a hand, mentored or coached us, invested with us, worked with us, and encouraged us along the way, here’s a big “THANK YOU” from the Takeflyte team!

Thrilled, humbled, flattered. These are just a few words that describe how we feel to be featured on the Jake & Gino podcast this week! We have been in business for nearly 5 years and 2021 was a big year for us in both volume and development. We joined the Jake & Gino community in May 2021 and couldn't be happier. Happy belated New Year everyone! We're pleased to announce that we have formally rebranded as Takeflyte Capital, and designed a fresh new logo as well. In the second half of 2021, our leadership team expanded to include Chris Balzaretti in addition to Michael Terkel & Matt Buchalski. Together, we closed two transactions in 100 days, both of which are executing well against our business plan. We now have more experience, buying power, and access to investment opportunities than ever before and we could not be more excited!
We're now charging full steam ahead into 2022. We have made several offers already, are touring numerous assets in the coming weeks, and have taken on an additional underwriter/deal analyst to help accelerate our business. We have launched a direct mail campaign into one of our favorite markets already with two more to follow in the coming weeks. Lastly, we are working on our website which will launch in Q1.

Takeflyte Properties strikes again! We are beyond excited to announce our second acquisition in 100 days, this time an 18-unit complex in the heart of Arlington, TX. This C-class property is right next door to the property we acquired in August which gives us 34 units on the same block! This acquisition was the result of a direct mail marketing campaign we did after our initial deal, including some quick relationship building, and we couldn’t be more pleased with the result.
After just 3 weeks since our acquisition next door, we quickly mobilized our “A-team” for legal, lending, inspections, GC, insurance, and property management, to execute on this opportunity. We are planning to extend the same rehab plan to these 18 units as we did on the initial 16 units. This will include new paint, flooring, countertops, toilets, vanities, lighting, ceiling fans, hot water heaters, HVACs, and windows. We will paint the exteriors of all the buildings and build in some amenities to increase tenant satisfaction. Based on our analysis, we see upside of between 80-100% in rent growth once our rehab is done.
