Lots of changes!!! ⠀

HUD, The governing entity over FHA, VA and USDA loans, has changed some of their qualifying guidelines to make it a little more difficult to issue these loan types. ⠀

Jumbo loans and non-QM (programs outside of the conforming loan guidelines) are almost nonexistent. ⠀
⠀
Conventional conforming loans also have some additional overlays to protect the investors. ⠀
⠀
There is even now a COVID-19 addendum that will be signed as part of the loan disclosure package basically stating, as a buyer if you are purchasing in the middle of the current pandemic, you may not be eligible for mortgage forbearance! Meaning, ya better make sure you have employment stability to make your first mortgage payment!!! ⠀
