POV: You’re testing the acoustics of a townhome and suddenly wondering if the neighbors think they got a bonus concert tonight. 🎤😅

But honestly… if you’re going to practice your high notes anywhere, it might as well be in this adorable 2-bedroom townhome in Allen Independent School District.

An incredibly affordable way to get into an award-winning district, low-maintenance living, and a space that (thankfully) handles a little volume.

Who says house hunting can’t come with a soundtrack?

Big thanks to for letting me sing in her listing! 🎵🏡

🚩 If an agent guarantees you concessions because “it’s a buyer’s market”… pause.

Real estate is hyper local.
Block by block.
Price range by price range.

Some homes are sitting.
Some are still getting multiple offers.

The right strategy depends on the house, the seller’s motivation, and the data — not the headlines.

You deserve advice based on your market… not a national narrative.

Brand new, move-in ready, and the numbers might surprise you 👀

This Cambridge new construction in Van Alstyne offers just over 2,000 sq ft, 4 bedrooms, 2 baths, and a 3-car garage — all listed at $409,000.

✨ Builder incentives on this (and other ready-to-go homes):
✔️ $10,000 toward closing costs
✔️ Full appliance package included

When you factor in the incentives, today’s rates, and monthly payment, this new build starts to make a lot of sense for the right buyer.

Curious if this works for your budget or want to see other available homes like it? Let’s talk. 🏡

Testing the acoustics in a new construction home because the best spaces are the ones you can truly live in — and maybe sing in too. 🎶🏡

This one is a winner! 🏁🏅AND it’s ready to go with some amazing incentives!

If you’re thinking about buying or building a home in DFW, now is the time to start. There are strong incentives, more choices, and less competition before the spring market heats up. Waiting can mean fewer options and higher prices.

And if you’re a creative professional or musician looking for a career in real estate that supports your passions, flexibility, and long-term growth — let’s talk. I love helping creatives build something sustainable.

Freeze prep checklist ❄️🏠

Before temps drop, knock these out to protect your home:

• Cover outdoor faucets & disconnect hoses
• Let faucets drip to prevent frozen pipes
• Open cabinet doors under sinks
• Set thermostat to a steady temp (day & night)
• Insulate exposed pipes
• Seal drafts around doors & windows
• Bring pets & plants indoors
• Stock up on essentials (water, batteries, blankets)
• Know where your main water shutoff is

Stay warm, my friends & when the ice melts and you are ready to see different walls, give me a call. We’ll find you some new ones. ☃️🥶🧊

In a world that often feels filled with division, noise, and discord, Dr. King’s words still ring true. They remind us that real change doesn’t come from meeting anger with anger—but from choosing love, understanding, and humanity, even when it’s hard.

Today, and every day, may we lead with light 🤍

Thinking about buying or selling a home in 2026? 👀

The smartest moves don’t start weeks before you move—they start now.

Whether you’re a first-time home buyer, planning to sell your home, or just considering a move, a little early prep can save you money, stress, and missed opportunities.

From understanding home prices and interest rates, to knowing how much equity you’ll have, to getting clear on what you actually want in your next home—these small steps make a big difference when it’s time to move.

If you’re looking to buy a home in North Texas, sell a home in DFW, or just want honest advice on when to move, I’m always happy to help you build a smart game plan for 2026 🤍
