Protesting Property Taxes
One of your most important rights as a taxpayer is your right to protest to the appraisal review board (ARB). The deadline to file a protest is May 15, or 30 days after notice of your assessed value is mailed to you, whichever is later. Protest annually to minimize your property taxes. The appraisal district in your county has a record card for each property it assesses. This card contains
information such as lot size, building size, amenities, and more. You must go to the district office to obtain the complete record card and there may be a charge. You can probably review much of the information on the appraisal district’s website. Ask the staff if you have questions about the information. Errors in the
record card are a sound basis for a protest. How to protest your property taxes in Texas: Step 1 - Find Out Your Home’s Current Value. The first thing you need to know is the current value of your home. To find out current value, ideally you should get an appraisal from a licensed appraiser, but this will have a cost associated with it... or You could get a Comparative Market Analysis (CMA) from a competent REALTOR. It includes the
same basic information as the appraisal but doesn’t carry the same weight with the appraisal review board. Offer to compensate the REALTOR for their time if you do that. Step 2 - File Written Notice of Your Protest by April 30. You must file a written protest with your local appraisal district by April 30 to appear before the Appraisal Review Board (ARB). They have official forms, but they aren’t required. Any written notice is sufficient if it includes: Property owner’s name, Address of property subject to protest Statement of dissatisfaction with a decision by the appraisal district, Step 3 - Discuss Your Protest Issue With the Appraisal Office. It’s possible to resolve your issue in advance of your hearing before the ARB by discussing it with the appraisal office. Contact them directly to find out their procedure for this. Step 4 - Appear before the Appraisal Review Board. At least 14 days before your protest hearing you will receive a packet that includes a description of the ARB’s procedures. Be sure to follow them carefully. Arrive early for your hearing. Tip: ARB meetings are public. You might want to attend one in advance to get a better idea about how the process works.
