Most homeowners don’t know what their policy actually covers.
Not because they don’t care
but because no one ever explained it clearly
I see this all the time:
They think they have full coverage
but don’t realize:
water backup is limited
roof is actual cash value
deductibles are percentage based
Everything looks fine
until there’s a claim
That’s when the gaps show up
The difference isn’t always the price
it’s what happens when something goes wrong

Rates are finally starting to stabilize.
For the past 2–3 years, it felt like every renewal was going up.
Right now, I’m starting to see something different:
More carrier options
Less aggressive increases
Better opportunities to re-shop policies
It’s not perfect yet
but it’s a noticeable shift
For buyers, lenders, and advisors
this matters more than people realize
The market is opening back up
and it’s creating opportunities to improve coverage and pricing
If you haven’t reviewed your policies recently

Excited to share I’ve been promoted to Senior Risk Management Advisor at C1 Insurance Group.
Grateful for the clients who trust me, the referral partners who continue to support me, and the teammates and mentors who have helped me grow over the past few years.
This promotion means a lot, not just as a milestone, but as a reminder that consistent effort compounds.
When I joined C1, my goal was simple: serve people well, keep learning, answer the phone, and build something meaningful over time. This feels like a special checkpoint in that journey.
Thankful for the opportunity, proud of what’s been built so far, and excited for what’s ahead!
A lot of what I do isn’t just quoting insurance.
It’s reviewing policies
finding gaps

Most of the work happens behind the scenes.
But that’s where the real value is.

It’s about protection.
Higher value homes
more assets
more exposure
The conversation changes.
It becomes about:
coverage structure
liability limits
claim experience
Not just premium.
I work with a lot of clients who realize this after the fact.
The goal is to get ahead of it.

This one coverage saves people thousands.
Water backup.
Most people either:
don’t have it
or don’t have enough
And it’s one of the most common claims I see.
Sewer lines back up
drains overflow
water comes in where it shouldn’t
Standard policies don’t always cover it.
And when they do, limits can be low.
It’s a small add-on
that can make a big difference.

460 days.
That’s how long my 10,000 step streak lasted.
It didn’t end because I chose to stop.
It ended because I got the flu.
Not ideal, but it happens.
The goal was never just the streak.
It was the consistency behind it.
460 straight days of showing up
even when I didn’t feel like it.
Now it’s about getting back to it
and easing into things the right way.
Consistency isn’t about being perfect forever.
It’s about getting back on track when you can.

Policy cancellations
Policies are getting canceled more than ever right now.
And most people don’t know why.
It’s not always claims.
It can be:
roof age
tree overhang
trampolines
small maintenance issues
Things that used to be overlooked
are now getting flagged instantly.
In many cases, it’s not even a person making the decision
it’s data and aerial imagery.
I’ve seen policies canceled over things homeowners didn’t even realize were an issue.
The market has changed.
Staying ahead of it matters more than ever.
The cheapest insurance is usually the most expensive.
I see this all the time.
A policy looks great on paper
low premium
everything “covered”
Until something actually happens.
Then you find:
limited water coverage
actual cash value roof
high % deductibles
missing endorsements
And that “cheap” policy
ends up costing way more out of pocket.
Price matters.
But understanding what you’re actually buying matters more.
Most people don’t realize the difference
until they have to use it.

Most people don’t think about liability until it’s too late.
Most people think insurance is about protecting their home.
But the biggest risk is often liability.
Things like:
teen drivers
pools
hosting guests
growing assets
These are the situations where claims can get expensive quickly.
A standard home policy only goes so far.
That’s where an umbrella policy comes in.
It sits on top of everything
and adds an extra layer of protection.
Not something people think about often
but one of the most important coverages to have in place.
Especially as life gets bigger.

Filing a claim isn’t as simple as people think.
What most people expect:
Call insurance
Get paid
Move on
What actually happens:
Adjuster review
Coverage review
Deductible applied
Depreciation considered (depending on coverage)
And sometimes… things don’t go as planned.
This is where coverage matters.
Not when you’re buying the policy
but when you actually have to use it.
The difference between policies isn’t always obvious upfront
but it becomes very clear during a claim.
The policy only matters when something goes wrong.

Most people choose their deductible based on:
“what sounds reasonable”
Not what actually makes sense financially.
Here’s what I see all the time:
Someone has a $700,000 home
and a 1% deductible ($7,000)
But they think:
“I have a $1,000 deductible”
That’s not how it works.
In Texas especially,
wind/hail deductibles are often % based (typically 2%)
Meaning your out-of-pocket cost is much higher than expected.
The goal isn’t to pick the lowest deductible.
It’s to pick one you’re actually comfortable paying
if something happens tomorrow.
Most people don’t realize this until they file a claim.
