A Surge Detector is a small device that prevents powers surges by absorbing increased power rather then transferring it through your plugged-in items. Important items to consider having plugged into a surge protector are the following: Refrigerator/Freezers, TV’S, Washer and Dryers, Computers, Air Conditioners, or any other valuable appliances.

A good surge protector can sometimes last three to five years (depending on amount/strength of surges). However, a common rule is to replace them every two years. This is because most will continue “working” without providing protection and without your knowledge that your devices are at risk. If you are lucky, your protector will give you some sort of warning or will shut off when their protection drops below a safe level.

When purchasing a surge protector make sure you get one with enough spacing for big plugs. Power spikes can come through phone and cable lines. If you want to provide as much protection as possible, consider getting a surge protector that allows for phone and cable line connections.

[10/05/21]   Why is my Home Dwelling Coverage Insured for more than the purchase price or market value of my Home?

A common question we get at Karen Ehlers Insurance Agency is why is my home dwelling coverage insured for more than the purchase price or market value of my home? Insurance companies do not base the dwelling value off your purchase price or current appraised value, as there are several factors that go into the replacement cost value on a home.

When building a home, most of the time there is not a structure on the property that you are having to demolish and haul away. With most new homes, you may have to clear trees from a lot, and then you are able to build your home. In the event of a total loss insurance companies calculate your dwelling value based on the tear down of the home, hauling off of all debris, cost to rebuild the home, and any associated engineering and permits.

Depending on if your home was built by a tract builder, custom builder, or a builder that had multiple homes being constructed at the same time, can also play a factor in the cost. Just like Sam’s and Costco, any time a builder can buy in bulk they are able to keep the costs down. In the event of a total loss to your home that builder will not be rebuilding all the homes, as more than likely your home may be the only one that suffered damages, therefore the builder may not get the bulk rate on building materials for one home being built.

An appraised value is based on the current condition, age, overall economy, etc. of your home vs most homeowners’ policies are based on replacement cost. Replacement cost is based on the total cost of labor, activities, and materials to put the structure back to the way it was before the damage. This would include costs related to activities that precede the actual build out of the home such as clearing and cleaning up the damage debris. Insurance companies do not calculate land cost as your land will remain in the event of a loss. So, before an insurance agent writes your homeowners insurance, they should ask you about the details of your home such as year built, square footage, how many baths, how many bedrooms, do you have a fireplace, what type of flooring do you have, do you have custom cabinets, do you have any crown molding, etc. Insurance companies require insurance agents to rebuild your home with a database inside the carriers' quoting system. Insurance carriers typically receive quarterly updates on reconstruction/labor costs and update them every quarter. However, adjustments to your reconstruction cost estimator are done each year by the insurance carrier. If an agent does not ask those details, there is no way for an agent to verify they have properly insured your home in the event of a loss.

The important thing to know is that you are insuring your home based on the cost it would take to rebuild the structure of your house, which is independent of the market price, your mortgage, or property values.

How and When to Clean Your Air Conditioners Condensate Drain Line

Because condensation collects in your air conditioner's drain line, it provides the perfect breeding grounds for mold and algae to thrive. When that condensate drain pan fills, the excess water will overflow and leak into your house, causing water damage issues that can quickly turn into costly home repairs.
In the event you see the AC drain line on the outside of your house leaking then you know somewhere in the line you have a clog and will need it blown out.
It is recommended to mix bleach and water and pour it down the condensation line to prevent algae and mold from building up over time.

5 Roof Maintenance Tips Every Homeowner Needs to Know

Did you know that a roof requires maintenance just like your air conditioner, garage door, etc.? To get the most life expectancy out of your roof I recommend the following 5 Roof Maintenance tips.

1. Check your Shingles Regularly
With the heavy rains and strong winds, we have in our area on a regular basis it’s a good idea to inspect your roof or have a roofer out to make sure you don’t have any missing or cracked shingles or missing granules.

2. Look for Leaks on your Ceilings and in your Attic.
It’s important to inspect your ceilings and attic as often as you review your roof to make sure you don’t see any stains. In the event you see a stain its important you fix the damaged area to prevent any serious issues from occurring. The longer you wait on fixing an issue the more damage that can be caused.

3. Make sure your gutters stay clean allowing water a way to flow off your roof. Clogged gutters can allow water to seep under the structure of your roof causing rot long term.

4. Trim any branches that are touching or over hanging your roof. Tree branches sitting on your roof can damage your roof and limit the life expectancy of your roof.

5. While most roofs have a life expectancy of 20-50 years its very important to know that you need to maintenance your roof before then. Over time sealers tend to wear out on your roof with the heat and weather events we experience in our area. If you have a Chimney its important to make sure you don’t have any cracks or missing mortar which can allow water pe*******on to enter your home. Recently I have been seeing more homes that have ceiling damage and or mold damage inside their home from water pe*******on. A good rule of thumb is to have a roofer inspect your roof at least every 5 years to make sure your roof jacks are sealed and haven’t cracked over time, and any exposed nails are covered.

[10/12/20]   With the Holidays upon us, now is a good time to do an inventory of all your household contents. As you are decorating with your Holiday items that get pulled out of closets one time a year be sure to snap a picture of those items. At Karen Ehlers Insurance we recommended taking pictures of your contents and storing them on a cloud database or putting the pictures on a cd that you could give to a family member or neighbor. Its important not to keep the pictures inside your house in case of a loss you want to make sure you have all your pictures accessible to provide to the insurance company.

Karen Ehlers Insurance agency was founded in 2011 by a sister and brother team. Prior to founding Karen Ehlers Insurance, Karen and Brian previously worked for Farmers Insurance and State Farm Insurance. They gained knowledge and experience working for both companies. Unfortunately for them, they have one set of underwriting guidelines and one rate where on the independent side of insurance they have many different companies they can shop and find the best value for there customers money.

Their Father owned a State Farm Agency for over 26 years in Conroe and another 9 years at State Farms corporate office. Both Brian and Karen started out working at State Farm. Brian left State Farm in 2000 opening his own Farmers Agency. Karen joined her brother at Farmers in 2006. In 2011 Karen decided to leave the captive side of insurance and open an independent agency. For over 30 years Ehlers Insurance has been serving the community for there insurance needs
