What if my house is flooded and I can't get to work? What if I can't make my mortgage payment? If you live in Houston you need to read this article. It is very important to understand your rights as a home owner in this trying time.
cnbc.com Whether or not people can or choose to keep paying their home loans will depend entirely on their insurance.
In the wake of this horrible event I wanted to provide everyone some thoughts that ran through my head while being coop-ed up for 4 days straight.
1. If you have damage please make your insurance claims before close of business Friday. A new law takes effect on Friday that will limit your ability to receive full compensation for damages and limit your claims.
2. This is not a short term event this will effect Houston and the surrounding areas for years to come.
What will cause this event to have a long lasting effect?
2a. People will take their insurance money and walk away from their homes that flooded 2 or 3 times in the last 2 years. This will drive down neigborhood values and affect individuals ability to sell.
2b. Building material costs will sky rocket and buiders will not be able to afford to build until repairs are caught up and prices go down. This will slow market growth and eventually cause a short fall in avalable properties in the future.
2c. Anything that's not currently leased will be soon. The leasing market will explode as individuals look for short term solutions during the repairs to their homes.
2d. Experienced contract labor will be short handed for a period of time, until people from other states come here looking for work supply vs demand will cause repair labor costs to increase.
2e. Trying to get appraisals completed will take time and may cost significantly more. The supply (number of inspectors) will fall far short of the demand (number of homes needing to be appraised). So be patient it is out of our control.
2f. The growth and economic devolopment of Houston may be effected by people not wanting to move here due to the fear of future flooding. This list could go on for ever.
