From experience I can confidently say that you still need a real estate agent to help you price appropriately.

That's because a Zestimate is an automated valuation model that uses a variety of data points, including:

✔️ Public records like property taxes, sales history, and assessments.
✔️ Recent sales of similar properties in your neighborhood.
✔️ Property characteristics like size, # of bedrooms and bathrooms, lot size, and amenities.

While Zestimates can be a helpful starting point, they often lack the accuracy needed for making informed decisions.

💰 If incomes magically skyrocketed by 60%, we’d be back to pre-pandemic affordability levels. Imagine that payday!

🏠 If home prices took a 38% nosedive (ouch for sellers), we’d see affordability return.

📉 Or if mortgage rates plummeted from 6.93% to 2.23% (hello dream rates), housing might feel affordable again.

It’s true.

If you want to find out your home’s value, you can get it online within seconds.

‼️ But there’s a problem…

These tools are wildly inaccurate because they can’t capture market nuances, where home values often vary significantly even within the same neighborhood.

For most homeowners, their online estimate is actually lower than what their home is really worth. Case in point: I just prepared a report for my clients and found their online Zestimate was off by $60,000.

I need to share an important warning about a rental scam that’s been hitting close to home, especially for one of my client’s dear friends.

Here’s how it works:

🏠 The Scam Setup:
Scammers are targeting homes owned by corporate buyers like Opendoor or iBuyers – companies that purchase homes for cash. These homes are listed for sale but are being fraudulently advertised as rentals on platforms like Craigslist and Facebook Marketplace.

🔑 How They Gain Access:
Somehow, scammers are obtaining access codes for combination lockboxes (not the secured Bluetooth lockboxes used by licensed realtors). They give these codes to prospective renters, making it seem legitimate.

💸 The Costly Outcome:
Prospective renters view the home, apply, and hand over deposits. They move in thinking it’s all legitimate. But here’s the heartbreaking twist – a few days later, they’re notified the home is not legally rented and must vacate, often within 24 hours. Families are left without their money, without a place to live, and facing moving costs all over again.

💡 How to Protect Yourself:
- Always verify listings on reputable rental platforms.
- Contact the listing agent or owner to confirm legitimacy.
- Be cautious of “too good to be true” deals.
- Avoid paying deposits or rent via unsecured methods like cash or wire transfers.

✨ I hope you had a joyful holiday season! As we dive into 2025, here's a snapshot of what to expect in the DC Metro housing market:

▪️Interest Rates:
Last fall, the Fed’s two rate cuts didn’t directly lower 30-year fixed mortgage rates—in fact, we saw them spike instead. Remember, these cuts impact things like car loans and credit cards, not long-term fixed mortgages.

▪️Inventory & Seller Trends:
Post-election cleanup: Inventory picked up toward the end of 2024, but we’re entering the year with fresh momentum.
Investor activity: Many investors are planning to sell and diversify their portfolios, which could bring more options for buyers.

▪️Buyer Confidence:
Suburbs like Fairfax, Loudoun, Montgomery, and Prince William counties are still hot, showing strong buyer demand. The Arlington condo market, which was sluggish, might gain traction as new administration policies take effect.

▪️New Construction:
Builders have been offering incentives like rate buy-downs and closing cost credits, making new builds attractive to buyers. This trend is likely to continue.

After years of rising rates, 2024 is looking for some relief. While no one can predict rates with certainty, experts expect them to stabilize and ease slightly in 2025.

Key factors influencing this include inflation, unemployment, and government policies. But be mindful: rates will fluctuate, and timing the market is challenging.

Focus on what you can control—like improving your credit score, saving for a down payment, and automating your savings—to achieve your homeownership goals.

Remember, these forecasts are based on the best information available right now. As new economic data comes out, experts will revise their projections accordingly (In fact, the Fed just met yesterday and despite cutting the Fed Funds rate a quarter percent, rates haven't changed much - although rates have already been going up this past week. They also announced that although they plan to cut the Fed Funds rate next year, they don't plan to decrease as much as they anticipated - which will also impact interest rates next year).
