Apartments amenities include access to Gym, Pool, Clubhouse, Game Room, paddle boats, Gazebo, walking trail around the pond and Amazon hub (Packages never get misplaced). Also, the maintenance team is very responsive and super helpful.

One of the things that make the buyer market this season viable are loans. Don't get me wrong - there's totally nothing wrong with it. Matter of fact, financing loans are one of the best options in paying for a home, especially for first time home buyers as there are lots of financing options readily available out there. But how do the numbers vary from one state to another? Let's take a look.

According to the National Association of Realtors (NAR), Existing home sales reached the highest level in 15 years in 2021. These are largely driven by record-low mortgage rates, which even reached at 3.1% last year, and a demand for more space at the time due to the COVID-19 pandemic.

American Home Shield analyzed home loan origination data from the Consumer Financial Protection Bureau (CFPB). The rate was determined by dividing the total number of primary mortgages originated in each state by the number of owner-occupied houses.

Interestingly, the highest percentage of the VA loans by state were taken out in Alaska, at nearly a quarter of all loans originated, followed by Hawaii and Wyoming. All three states are somewhat geographically isolated from the rest of the country and have large U.S. military bases and significant veteran populations. Meanwhile, on the other end of the spectrum, New York, West Virginia, Mississippi, Pennsylvania and Vermont had the least number of home loans taken out last year.

Hello, November! Winter's right around the corner, and it's only a matter of time before the holidays kick in, Historically, the housing market is stone cold, just like the season, and as a result, not a lot of sellers list their home. But is it really smart to follow suit in not listing your home during the winter months? Well, here are three reasons why you SHOULD list your home during the winter season!

1. Limited Inventory
Less homes during winter means less competition! We're still facing low inventory challenges at the moment but wait until winter kicks in and it's just going to be much colder throughout the season. However, on the flipside, this means limited choices for house hunters compared to spring and summer. Taking this position is a power move - less competition, less choices, more chances of selling the home.

2. Rising Interest Rates
In our market today, interest rates keep rising, which makes the waiting game obsolete for most buyers. Waiting for the interest rate to go down any time soon is like waiting for a miracle to happen, which almost always doesn't come to reality. Smart buyers would rather buy a home now than wait for the next seasons to even risk waiting for the interest rates to go down.

3. Motivated Buyers

Not a lot of buyers would love to go out during the winter months and do house hunting, but the motivated ones sure are willing to give it a go. Winter season buyers are the most committed, given the circumstances mentioned above plus the cold weather, so you're sure that a settlement is most likely to take place just because of how easy it is to work with them during the Winter season.

The experience in selling a home during winter varies from one seller to another. To strategize properly, make sure to work with a local realtor that understand the market and how to sell your home during the winter months.

The holiday season is fast approaching. What does this mean for our home buyers and sellers in the DC Metro area?

Basically, the cooldown in the market is accelerating. Slower sales activity means homes are staying on the market longer and inventory is rising.

Good news is that overall, we're seeing an inventory increase. However, on the other side of the coin is a 27% decrease compared to October last year, and a 9% decrease in the weekly bases so we still have a long way to go.

So far, all of these numbers are primarily caused by sellers delaying the listing process on the market, and that the holidays are just right around the corner.

On the other side of the news, out of every 100 new listings, 97 went pending which has been the trend for the past few weeks. That shows home sellers who are pricing their homes correctly are getting an offer in this market. Sales price are also up by 3.0% compared to Sept. 2021, so that's something to look forward. The bottom line is Interest rates of 7%, which pushes the monthly mortgage payment for a median-priced home 75% higher than last year. This means we will see further cool down.

New construction has been sluggish. Builders are open to negotiation, but the margins are still slim, so if you want to take your chances, make sure to reach out to a realtor for advice.

Rental market has cooled off after a double-digit increase for the past few months, which is one of the biggest highlights of this week's market as well.

Should you sell your home or rent it out?

Choosing to become a landlord could be the better financial decision if you have financial security. However, just like any other investment, it comes with a price. In order to determine whether or not you're actually ready to be a landlord, consider asking yourself these questions.

Can you afford to hold onto this property if it remains vacant or major repair issues arise?
Are you willing to commit to the hassles and your time associated with renting the property?
If you do decide to rent it will you have a positive or a negative cash flow?

If it may be a good financial decision with the current economic and housing market condition you may want to opt for renting, especially in the DC Metro area where we have low unemployment rates and high paying jobs all over. However, if this sounds like a burden and you don't want to commit to such things, consider selling at the home. Your time and effort is just as valuable as the investment you're about to put into it, so you may need to give this much more thought than you may initially think.

What I recommend is to sit down with your local realtor who understands these housing cycles and the strength and weaknesses of not just the local market, but also your home. Your experienced real estate agent can help and guide you to make an informed decision.

Every story has a beginning and an end.
And boy I'm grateful to have been there for ๐‘๐‘œ๐‘กโ„Ž with this incredible family.
Purchased this beautiful condo while relocating during peak COVID times to be close to kids. They planned as this was their final dream home with an easy condo living. The aesthetics, the location, their family and neighborhoodโ€”itโ€™s all turned out to be more than they ever dreamed. Fast forward to living into a condo lifestyle they started missing out on not having a yard or large patio space to sit and relax with privacy or large family room to hang out with the family...

I went back to the drawing board. Found a beautiful patio home in Potomac Green another active adult community in Ashburn Virginia.
Buying and selling at the same time can be very stressful. With a detailed plan and strategies, these transactions were "Smooth like butter"
