Redevelopment isn’t about what you buy.
It’s about what you create. 👀

For this project, here’s what that looked like:
🏞️ Land purchase: $255K
🏗️ Construction + development: ~$2.2M
🏦 Construction loan: ~$2.1M
🤝 Cash invested: ~$550K
🧮 Total project cost: ~$2.45M

The end result?
📐 18,900 SF
🏘️ 20 residential lofts
🏪 3 commercial spaces
💰 ~$25K/month in gross rents

Then we refinanced the project.
Returned roughly 75% of the original cash invested.
Kept the loan payment roughly the same.
And we still own the building today. 🤠

That’s the power of creating value instead of simply buying it.

The numbers matter.
But what those numbers create matters too:
More housing.
More small businesses.
More life in the town I love.

My latest project, Downtown 979 Coworking is moving right along.⁠
✅ Exterior paint is finished⁠
✅ Roof is on⁠
✅ Plumbing is wrapped up⁠
🔨 HVAC and electrical rough-in are underway⁠

On the design side, we've finalized a lot of the fun stuff.⁠
Wallpaper.⁠
Wood acoustic slat walls.⁠
And we're even putting carpet on some of the walls. 😳⁠
We're also building two epoxy river tables for the open seating area.⁠

Will they be beautiful?⁠
Absolutely.⁠

But the part I'm most excited about?⁠
People are already saying yes.⁠
We've preleased 3 of our 5 offices and 9 of our 10 founding member spots are already spoken for. 💛⁠

This project sits right next to a boutique apartment building directly across from a townhome community (both of which we built 💪).⁠
Which is exactly why it made sense.⁠

Thriving downtowns need more than housing and restaurants.⁠
They need places where entrepreneurs, freelancers, creatives, and small business owners can work, connect, and build community together.⁠
That's what we're building here.⁠
