Wonderful walk-through this afternoon for a 2nd story addition here in Bozeman.

This initial stage is so rewarding for me, as I get to help design & explain the process involved for a project like this! Considerations between a partial addition over the garage or an addition across the living room as well.

I’ll keep posting as I create Version 1 of the sketches for this addition.

I can see everything you’re explaining during our walk through, both the finished product, as well as the as every step involved from demo to trim.

We’re looking at roughly 15 subs for this addition. In other words, I CREATE JOBS.

Working through the initial stages of this 2nd story addition to align with the clients target budget, timeline, & vision.

Version 1 included an entire 2nd floor addition, with 3 additional bedrooms, 2 bathrooms, an office, & a great room.

Version 2 includes a partial 2nd floor addition, covering the footprint of the garage & first floor master bedroom. This partial addition would include an office, great room, & large bathroom, ready for expansion in the future.

We are establishing a target price range as well as timeline for the homeowner to consider this project. Included with these sketches is a breakdown of the scope of work for this project including:

- Planning & Permitting
- Reinforce Foundation
- Demo & Framing
- Siding & Roofing
- Rough-in Mechanicals
- Finishing

We are now scheduling a structural engineer to come view the existing foundation to determine the capabilities of carrying a 2nd story, & whether additional reinforcing will be required. Working with that information, the next professional would be an architect to create an approved set of plans for our vendors to bid on.
