While interest rates may have some buyers on the sidelines, the limited rental pipeline and the resulting pressure on rents is likely going to drive these sidelined buyers into the market. Locking in a mortgage rate and having the stability of controlling their housing costs may be a more affordable solution in the long run for those who intend to stay in one area for a few years.

Clients always want to know: is it a Buyer’s Market or a Seller’s Market? The answer all depends on what that buyer is looking at. Real estate is so nuanced in the Boston market that one unit in a particular building (priced at a fair value asking price) may sell over asking in mere days, while another in the same building but different type/price segment (also priced at a fair value) may linger for weeks and then sell for below asking. Overall, the Boston condo inventory has crept up and the market sits balanced between supply and demand. If rates drop, as many predict they will this Fall, we will likely see the pendulum swing swiftly back to a Seller’s market.

Boston rents took a temporary dip in 2020, but they’ve been on an aggressive upwards climb since then. Limited inventory (and an even more limited pipeline) and increased interest rates contribute to the trend.
