For the month of October we've seen more listings sold and more go under contract. This has reduced the month's supply of homes to 6.5 which is technically still a buyers market. Homes took longer market days to sell and the number of active listings increased.

If you need to finance a home purchase the only rate you need to be concerned about is the 10-year Treasury. This has an impact on the 30-year fixed mortgage rates. There is about a 1.5-2.0 point spread between the 10-year treasury yield and the 30-year mortgage rates. If the 10-year Treasury is 4.5% then you should shop mortgage rate between 6.0%-6.5%.
Don't let the financial headlines scare you. We are not in the same situation as in 2008 when the real estate market was the reason for the recession. Banks then relaxed loan requirements which led to massive foreclosures and bank failures. Banks are in a better financial position today because of the changes to loan requirements and funding they must now keep on the books. This recession is driven by too many dollars chasing too few goods, a war, supply chain issues and a changing employment market.
Why use a real estate agent? People who attempt to sell their home on their own don't feel real estate brokers/agents are worth their commission. But selling your home on your own involves risks and will take you longer to sell. The only way I send my buyers to a FSBO (for sale by owner) is if there is nothing left on the market or if it ridiculously underpriced by the owner. And even at that I will negotiate a 2-3% commission. Many realtors may not show a FSBO because they know there isn't a professional on the other end of the transaction. A real estate agent removes the emotion of selling your home by showing you the numbers of your competition. Many homeowners price their homes way too high. Once a buyer walks through it's hard to get them back. Real Estate agents have a wider network of buyers and brokers they work with. They can market your home accordingly reducing it's days on market and send you more potential buyers. How do you know if a buyer is qualified? Who are you letting in your home? Do you know your home's flaws? Do you know your legal risks of non disclosure? Do you have negotiation skills? Working with an agent who is a member of the National Association of Realtors ensures an agent who is up to date on rules and regulations and is of the highest integrity.
