SAVE THE DATE - TUESDAY, JUNE 11th, 2:00 pm to 7:00 pm at the new Dalmar Hotel in downtown Fort Lauderdale!
FOUR chapters of CREW (Orlando, Palm Beach/Treasure Coast, Fort Lauderdale/Boca Raton, and Miami) are hosting their annual signature event.
I don't think this has been done before, but here's what makes this highly interactive presentation a "don't miss" event:
✴ We're going to underwrite - in real-time - an existing retail shopping center on behalf of a (fictitious) fund, of which the attendees of this event will be investors;
✴ We'll present the essential elements required to not only establish a reasonable property value/acquisition price - but also what typical lending sources need to quote a capital request - all based on pre-defined target investment return hurdles to the fund;
✴ All underwriting and due diligence will be market-derived and in the submarket of the property location, with experts opining on expense mitigation;
✴ A panel of different lenders will present their 'quotes,' complete with pricing, terms, leverage, required reserves, etc.;
✴ The fund will then decide which capital structure best meets its investment requirements;
✴ A panel with other wealth experts will offer ownership strategies to maximize wealth and minimize taxes, liabilities, and other ownership risks.
Not only will all materials will be provided to the lenders in advance for their due diligence - but will also be made available to attendees before the event. This includes a dynamic interactive Excel© model that we'll not only use for the real-time underwriting, but attendees can use subsequently to analyze their deals in the real world.
Pro tip: bring your phone/laptop/other device if you want to follow along.
This will be followed by tax and wealth experts addressing the best strategies and tips for investors to follow to maximize wealth while minimizing taxes.
Lastly, a networking happy hour will close out this event, which is the real reason I'm attending.
A great opportunity to see what happens behind the curtain, and meet/mingle not only with those funding CRE transactions but with some of the best CRE folks throughout Florida.

How much time have you wasted comparing market, debt, equity, and leverage metrics on more than one commercial deal - either testing acquisition/disposition assumptions, or how a lease renewal could impact your property value?
.. say no more, fam, I gotchu.
This one is similar to other Excel© models I've shared with regard to property, debt, and equity returns (along with resulting positive/negative/neutral leverage), but now compares two properties to each other.
If you know what you're doing in Excel© you can keep copying and pasting as many columns as you need for however many deals you want to tire-kick.

... how many times have you been under contract on a deal - and THEN found out that the loan doesn't size at the contract price because of LTV, DSCR. DY, or some other pesky underwriting assumptions?
Lenders ... they can be so picky.
Sucks, right?
This model will take ANY assumption about any deal - along with all senior debt assumptions - and tell you if the deal metrics support the senior loan (you think) you can get, along with the value at a target cap rate. And, vice-versa.
Works with "As Is" and "As Stabilized" properties.
